“Very beautiful apartments, well spaced and beautifully designed but WORST BUILDING EVER LIVED IN. Very very poor management(worse day by day from manager to manager). Public areas( corridors, staircases, parkings) very dirty and never cleaned. Maintenance response, very poor. Lifts always breaking down and ever congested with no priority to ladies & families. Repeatedly no water in the apartments(issues related to water pump and broken pipes). It's not a family friendly building. The building is full of bachelors & it's a Central depot for alcohol and full of bed spaces. No air conditioning on corridors. No security personnel in this building. I lost my car number plates a year ago and there was no cctv footage to track the incidence. So it's not a secure building to live in. Am still living there but I look forward to the end of my contract. How I wish the owner of this building could change this real estate(King's palace real estate) and contract another better and serious Real estate. If you are looking for a peaceful place to stay....think twice before considering R&S building.”

“R&S Tower is close to Al nahda park in Sharjah, it is recommended for people looking for apartment, The building secure and also availability of shopping grocery 24/7 and time management delivery, also availability of affordable health facilities and friendly resident and visitors interaction. In terms of finance settlements the Area use both cash, Visa cards, Mastercard and online payment for easy cash flow.”

“Just reporting right now that a fire has took place in the tower the whole building is evacuated but there is a hearing that peoples are trapped still inside. The fire has started inside of the building so it has become hard for the fire fighters to extinguish the fire. I report the building is in fire (NOT A OLD OR FAMILIAR LOOKING BUILDING PHOTO)”

“A well designed house, well spaced rooms, but very dirty. The staircases can't be accessed because of how messy they are. They never clean the stair cases and the common areas and the lifts are always breaking down. The building is densily populated. Full of bachelors and bed spaces and a depot for alcohol. I can't recommend this building for families. The management (King's palace real estate ) is the worst in the market. They care less when it comes to maintenance and repairs. The manager of R&S building never responds to messages or calls. Imagine a scenario where both the lifts are not working , and no lights in the staircases, the stair cases are dirty with even ponds of adult urines! This has happened many times to us while living there. As I write this, this is the current situation in the building. No water in the apartments(pipes broken), no lifts and no lights in the staircases. And the management is doing nothing about it. That don't even respond to the calls. It's not funny to walk up and down 20floors including the 5 floors parking. I pity the owner of the building. This real estate hv really messed up his beautiful building. A big NO to R & S building.....”

“Worst Building and the most pathetic management i have ever seen. The building is not SAFE FOR girls! The flat above me was leaking and the water came in my apartment through walls and it was smelling like sewage, so hard to live in that building and the landlord deducted money from my deposit to fix it. The real estate company who is handling is not bothered about the residents at all. Only two lifts which are very very slow and one of them is never working”
