Business Bay is the tower district along the Dubai Water Canal, directly south of Downtown and fronting Sheikh Zayed Road. It was planned as a commercial centre and became a mixed one: most of the homes are apartments in high-rise towers, many looking at the canal or the Burj Khalifa.
It suits people who want to be central and do not need much space. The Red Line stops here, Dubai Mall and DIFC are minutes away, and the canal promenade is the one genuinely pleasant piece of public realm. The towers went up fast and in numbers, so service charges, building management and how a tower handles its lifts and parking differ sharply between neighbours, which is what the ratings below track.
