“Frankly, this has been a disappointing experience. Despite paying above the market/RERA index price for a spacious apartment with a nice balcony, the building's quality falls far short of expectations. Here are the key issues I’ve faced:
1. Water leaked from the apartment above for two days, damaging my belongings. The repair just like a patch, not a proper fix.
2. After a few months of use, the bathtub developed bubbles in the middle, requiring a hassle to get it fixed.
3. There’s a recurring bad swege smell from the drains, either from the sinks or the bathtub and lots of times moths fly coming out from drainage.
4. The AC sometimes emits a foul drainage smell, especially in the mornings.
5. On one occasion, water dripped from the ceiling chandelier onto my bed due to poor sealing. Humidity accumulated and leaked through the electrical duct.
6. Humidity levels are always above 75%, and despite providing proof, management continues to deny this and ignore the issue. Some of my decorations and souvenirs have been damaged, and mold has developed on them.
7. Mold is also present in the AC vents and kitchen closets, with no action taken by management.
So now I'm running a full-time dehumidifier and distributing humidity absorber in the kitchen closets, clothes wardrobes, and all round the apartment.
8. A bad smell lingers in the corridor, especially near the garbage room.
9. Fortunately, my neighbours aren't home often, so I haven't had to deal with cooking smells coming through the AC.
10. Wood mites have appeared due to a leak under the sink.
11. The kitchen has no external vents; all ventilation is internal.
12. The AC worked well for the first few months, but now it must be set to 20°C to feel cool. Any higher, and it emits a rotten smell.
13. Strangely, management asked all tenants to remove their outside floor mats without explanation.
14. Moths and flies are in the basement elevator entrance room with no resolution.
15. There were leaks from the swege pipes (many times) in top of my car parking spot that left a marks on my car which I sent for deep Polish to remove it on my cost.
To make matters worse, maintenance response to these problems has been unhelpful. They either fail to understand or simply ignore the issues, leaving tenants to deal with them on their own.”

“Location is good and apartment is huge.
But since the supermarket opened it’s very noisy. There is always some maintenance or party going on, which is very annoying.
There is still zero Etisalat signal in the apartments and you need to go outside to be able to have a normal phone conversation… very disappointing.”

“Flawed building, but sadly fair for the price these days.
Pros: exterior glass is good enough to mostly block the airport sound, now has a supermarket, new (1yr) so relatively clean and no pests. Finishing quality is decent for the price. Allows pets.
Cons: serious design flaws in apartments. Worst flaw: I have a 2bed +maid and the AC units are positioned in such a way that 1bed is unusable due to noise, and the other bed is annoying but usable, yet the sitting room is weirdly quiet and the kitchen has barely any air flow. Other flaws: if you close the kitchen door the ceiling tiles all jump up and fall out, apparently this is 'normal'; and no matter how large your apartment is you only get ONE small parking space.”

“Its funny that majority of comments here are from the actual real estate people and not the ones living in the building.
Trying to have a peaceful morning sleep is impossible, as they insist in drilling / doing wall works at 7:30 am even though is not allowed to make such construction noises at this hour.”
