1. Who operates this site

HomeTruths is operated by HomeTruths (“we”, “us”), currently operated as an unincorporated project by its founder, based in the United Arab Emirates.

2. What the ratings are, and what they are not

Every score, ranking and review on HomeTruths reflects the personal opinions and lived experiences of the people who wrote them, and of public reviewers whose reviews we have summarised. They are not statements of fact about any building, developer, management company or person, and they are not a professional survey, valuation, safety assessment or inspection.

Scores are computed from a small and uneven number of opinions and can change as more arrive. Building specifications and prices come from third-party sources including Dubai Land Department data and may be out of date or wrong. Do not rely on anything here as the sole basis for renting, buying or investing. Verify independently.

3. Your reviews

You must follow the Review Guidelines. In short: review only somewhere you have actually lived, don’t name individual staff, don’t accuse anyone of a crime, and never accept anything in exchange for posting.

You keep ownership of what you write. By posting you grant us a worldwide, royalty-free, non-exclusive licence to host, display, translate, summarise and distribute it on and about HomeTruths, including after you delete your account. You confirm that what you post is your own honest experience and that you have no undisclosed commercial interest in the residence.

We may refuse, hold, edit for length, or remove any submission, automatically or by hand, without notice. We are not obliged to publish anything.

4. Reporting a review

Anyone can report a review using the report link on the review itself, or by writing to legal@hometruths.io. Tell us which residence, which review, and specifically what is inaccurate or breaks the guidelines. We aim to acknowledge within 7 days, and we will remove content that breaks the guidelines. We will not remove a review simply because its subject disagrees with it.

We do not disclose reviewers’ identities to the subjects of reviews. We will only disclose information where we are legally required to.

5. Your account

You are responsible for your account and for keeping your password to yourself. Don’t impersonate anyone, don’t create multiple accounts to post multiple reviews of the same residence, and don’t scrape, bulk-download or resell the contents of this site. We may suspend or close accounts that break these terms.

6. Other people’s content and links

The site includes photographs and reviews sourced from third parties, including Google. Those remain the property of their owners and are shown with attribution. We don’t control third-party sites we link to and aren’t responsible for them.

7. Availability and liability

The site is provided “as is”. We don’t promise it will be available, complete or error-free. To the fullest extent the law allows, we are not liable for any loss arising from your use of the site or your reliance on anything published here, including decisions about where to live. Nothing in these terms limits liability that cannot lawfully be limited.

8. Changes and governing law

We may update these terms; the effective date above will change and material changes will be flagged on the site. These terms are governed by the laws of the United Arab Emirates, and the courts of Dubai have jurisdiction over any dispute.
