“The building is okay overall, and staff like Manish, are extremely helpful. I’ve lived here for 3 years, and unfortunately, it’s gone downhill. We’ve had full elevator outages and weeks with only half working for many many months , Parking repairs and painting took ages with no clear results , Some automatic parking doors have been stuck open for a long time and in summer the hallways are unbearably hot—No AC would work These are some issues we were facing and there are many more including GYM, Swimming pool, Hallways.....etc By Dubai standards, it’s definitely not high or even good anymore despite me liking my flat.”

“I’ve been living in AKA Residence since 2020, and during this time the building has gone through three different management companies. The first management was excellent, the second was acceptable, but the third and current management is by far the worst. One of the major issues is residents throwing cigarettes from their balconies. I regularly find cigarettes on my own balcony, and several times my laundry has been burned or damaged so badly that I had to throw it away. It’s a serious safety hazard, yet nothing meaningful has been done to stop it. Noise is also a daily problem. There are several apartments around me with dogs, which normally wouldn’t bother me, but the apartment directly next to me has one specific dog that causes constant disturbance. Every morning, between 6:45 and 6:50, when the kids in that apartment are leaving for school, the noise level is extremely high — the kids shouting, the dog barking loudly with them — and it wakes me up even though I don’t need to be awake at that time. After they leave, I believe the dog is left alone, and it continues barking for hours every single day. I even spoke to the security team, who tried to speak with the residents, but nothing changed. I’ve sent many emails to the management, and while the first reply is always a promise that they will “take care of it,” no actual action is ever taken. No follow-up, no improvement, just the same problems repeating daily. I don’t blame the residents themselves — people will have pets, people will sometimes make noise — but it is management’s responsibility to enforce the rules and ensure a peaceful living environment. The current management simply isn’t doing that. After years of dealing with unresolved safety issues and daily noise disturbances, living here has become stressful and exhausting. With the current level of management, I cannot recommend AKA Residence to anyone looking for a properly managed or peaceful place to live.”

“The building is good overall. Compared to before, the current management has improved a lot. The gym and swimming pool are well maintained, and all the facilities are satisfactory. Overall, everything is good, and I really like the location of this building in JVC. It’s a convenient and pleasant place to live.”

“Review after living here for a year…. You pay a little less, but the trade offs are pretty terrible. 1) The water here runs brown pretty much every time, so you have to wait till it flushes out. 2) Lifts break pretty frequently, during the time when a management company was being changed had 3/4 lifts broken, had to wait 10-15 mins for a lift to come. 3) Sound proofing is bad, sealing of the windows/balconies also. 4) The management company is terrible (as is customary), along with the landlord (some company). The deposit you won’t get back, that’s for sure, at least 50% will be deducted, broken lamps are considered as a deductible at the move out, seals on bathrooms also, standard wear and tear will be deducted. Maintenance will be charged, the AC leaked during the summer months, they sent an engineer and he said that the water leak from it the landlord won’t pay, so tenant has to. After arguing that with him that just draining the water isn’t worth more than 500 AED, engineer told us that if he doesn’t charge us, they will deduct the money from his salary…. So those guys do what they can to try to maximise the expense and charge it on the tenant AC for our friend in the building failed for a couple of weeks during June/July… thankfully for us it did not. 5) Price wise, they sent us a hike notice which was not as per the RERA calculator (we were paying 65K for a one bed, they tried to hike up to 75) , after we said that was this isn’t legal , we didn’t get any reply back….heard that other tenants got the same mail. So if you are planning to rent for more than one year and count on the rent being kept in line with the RERA calculator, they won’t keep it like that, would have raised this as a complaint on the govt platform, if the building wasn’t this bad…..and it just wasn’t worth the effort and time. Pros: Park right next to it (negative is that there is a dog walking place there, and those guys don’t pick up anything which the dogs “leave in the park”….so the smell it pretty bad also, especially during the hot months) Maybe the shop downstairs is a positive…but doesn’t really count as the buildings “positive” Positive reviews I believe are paid…”
