“I had a very terrible tenancy experience at Noon Hotel Apartments (Al Barsha 1), with serious concerns regarding management practices, transparency, and with basic tenancy obligations.
First of all the tenancy was not registered under Ejari in my name, despite a valid contract and full rent payment. This reflects a serious lapse in statutory tenancy compliance and created repeated issues regarding tenancy verification and utility accountability.
There were also significant concerns with utility billing practices, including charges applied during periods when the apartment was not occupied. Requests for clarification and independent verification (including DEWA inspection) were not properly…”

Requests for clarification and independent verification (including DEWA inspection) were not properly facilitated or resolved. And upon checking with DEWA they informed the connection is not under my name even though I the collected DEWA deposit upfront.
In addition, essential common area standards were inconsistent, including lack of air conditioning in shared spaces such as elevators and the lobby, as well as poor cleanliness in shared facilities including the swimming pool and common washrooms.
From a management perspective, communication was often unresponsive, unprofessional, and dismissive when addressing legitimate tenant concerns, which made resolution difficult.
Overall, the handling of tenancy obligations lacked transparency, accountability, and proper adherence to expected standards.
Based on my experience, I do not recommend this property at all. It may sound good offer but in practical it’s a very deal.
You may also check reviews on their management company- International House Real Estate Project Management where people have experienced significant inconveniences”

“Building is old. All the facilities often need maintenance. And building management team sucks. There is always some issues with contracts, calculations of maintenance, Dewa and all sort of payments. Additionally, even after follow ups, they do not give you right calculations instead they put your apartment under No-maintenance units. The people who work in office have no capabilities to understand simple calculations and logics. So you will suffer daily.
Be careful. They are annoying.”

“Do NOT rent in this building! The managing company (called international house) will force you to sign illegal and false documents after you paid but before you got the keys. Attached are two examples they tried to make me sign after I handed over the checks (none of what is in there is true). They keep your security deposit and are total scammers. Avoid at all costs.”

“The housekeeping staff as well as the receptionist are excellent. The rooms are clean, with daily cleaning done. The pool is nice for a quick swim. Thoroughly enjoyed my stay here.
It’s a bit of a walk from the metro though. But overall excellent stay. Good Location”

“Very rude receptionist and staff.
Call them to sing contract for a year on number they add to google.
Person pick up a phone with the words - Are you ok?
Are you okey I ask?! It’s an iftar time!!
Never see anything rude like that.
My personal advice to owner of hotel to think a lot if he should keep his staff or no”
