“I strongly do not recommend this building at all. My experience has been extremely frustrating and unbearable. The noise never stops—boys are everywhere, running, shouting, and kicking balls in the corridors in a chaotic and very annoying manner. Even the elevators are not safe, as they are constantly tampered with and misused, causing major disturbance and delays for residents. There is absolutely no respect for peace or the comfort of the tenants. Living here is mentally exhausting and intolerable. I will be leaving in two days, and I strongly advise anyone to think a thousand times before choosing this place and to avoid it completely.”

“Updated Feb 2026 DEPOSIT NOT RETURNED EVEN AFTER 18 MONTHS! Update My deposit was AED 2500, and after a year they got back to me that they are deducting AED 2480 as “maintenance costs”. So my pending amount is AED 20. That’s the audacity of the people sitting in their offices. They did not even provide the breakdown or justification - how can they? After 12 months there is no way they can pull up receipts (because there aren’t any!) A little light reading gave me all I needed to know about Tenancy Laws. For me, it’s now a matter of principle. And I will now just let the Dispute Centre deal with this. Do check the screenshots. — original post — It has been extremely difficult to work with the Hi-Sandy management in Dubai. I was a tenant from May 2022 to Aug 2024 and have never defaulted on any payments or been the cause of any disturbance or inconvenience in the building. The management however, has caused a lot of anxiety. Back in Aug 2023, I was even sitting in their office in Dubai and crying! There was very little consideration from the Manager there. The simple process of move-out was drawn out so much that I found myself in immense anxiety and crying yet again. My move out date was 31st Aug, and a simple NOC could not being delivered without a back and forth of 25+ emails and phone calls. Even after multiple requests and prior planning, they did not accommodate a preferred move out date. At the time of move in and move out, they force you to make immediate payments and give unreasonable deadlines for documentation. But after that, they disappear. I moved out on 31 August 2024, today is 03 April 2025. I have still not received my deposit back. They have also not responded to my repeated requests via email. I even tried contacting the people I had engaged with, their office number - no response. I wrote to the owner and some employees on LinkedIn, no response. Does anyone know what I can do??”

“Been living here for 1.5 yr now, my overall experience has been good. My property managers are Coliers who have been good so far, but I've heard problems with the other companies involved. Maintenance is a breeze here, generally very responsive. The security staff is super friendly. The pool is nice, it's cleaned regularly. The gym is horribly outdated and has the absolute basic equipment, but it's well lit and clean. The children's play area is abandoned by the management. The apartment's layout is good, build quality is good, you don't hear your neighbors like other buildings, cleanliness is good. Now to things that can be improved The building management doesn't even try to make the building look fancy, the entrance and lobby make the building look like it's a cheap place. The gym, pool and kids play area can really use some upgrades. I would recommend this building to families who're looking for everything basic being done right 👍🏽”
