Grand Bleu is a development of two towers in Emaar Beachfront, Dubai. The towers are Tower 1 and Tower 2. Dubai Land Department files first list it in 2019. It has 5 lifts. There is a swimming pool. Al Fardan Exchange Metro station is a 26-minute walk, and the Dubai Media City tram stop is 15 minutes away. Within 800 metres there are 14 places to eat. On foot it rates as mostly car-dependent. Registered rents start around AED 152k a year for a 1 bed.

“I live in Grand Bleu T1 for more than a year now and still enjoy every day here. Emaar has done a great job building this community: its safe, clean, nicely designed and well maintained. Emaar placed here a team of people who take care of our daily needs and make our life easy and enjoyable. Mr Mansoor Syed and Mr Ali Hassan, our wonderful concierges, have been with us all the time, I remember them since I moved in. Beautiful people! Once coming down in my pajamas at 3 am to ask Mr Ali for help - a neighbor forgot to turn off his loud TV. After a year of living here there is a strong feeling of a community of easy going people who are doing great and enjoy life. We have a number of short term rentals here, around 40 apartments, so new faces are always around mixing up with residents. On Fridays and Saturdays visitors coming to Dubai Harbour on boat trips used to create some traffic issues, but not anymore. Beachside overlooking the Palm is always busy, no free sunbeds, so I just cross the road and go the the other side where there are always plenty of sunbeds. One of the things that I noticed is that the temperature during summertime is much colder than in the mainland. My car typically shows something between 33 and 34 C, while on Sheykh Zayed it can be as high as 42. So staying this summer in Dubai Harbour, gym in the afternoon, beach after 16.30, walking after sunset...and we have a fantastic Baba Roma - the best bakery in town!”

“I had a very disappointing experience at Beach Front Grand Blue 1. As a visitor, I provided my ID and contact number as usual, and the apartment owner was expecting me. On June 1, 2026 around 1830hrs, the security guard on duty made me wait for more than 5 minutes, refused entry, and then responded rudely when questioned and behaved in an abusive and unprofessional manner, misusing his authority. This treatment was unacceptable, and I request management to investigate the incident and take appropriate action to prevent similar behavior in the future.

“Ali Hassan accused me of trying to steal my own car and refused me access to the parking lot where my milkiya and driving license is, I can only assume it was due to my appearance which is a mixed race individual with a chain, I have never experienced discrimination like this in the UAE ever”

“It’s a lovely building, great views, great place and a great staff.
However, the fire alarm seems to go off what feels like multiple times per week, 2-4 am, mid day, it’s ridiculous, and when working at home full time, and a good night sleep needed, having an alarm go off at 3am, or mid meeting in the day is just not it.
Would be 5 starts if not, I hope they get this sorted. I will not be renewing our lease here at this rate, just can’t have a fire alarm going off with the building security just saying “it’s because someone was cooking” as the excuse… (at 3am), yeah right.
Very disappointing, I hope they get this sorted, it has potential to be such a nice place, but they really let themselves down here, and the security are not any help at all when it comes to sorting the alarm out, or reassuring its just a false alarm!
Definitely do not recommend this as a long term stay, or family holidays until they sort this issue out.”

“• 🏛️ Design icon. • This luxury project rising on Emaar Beachfront has the distinction of being the first building designed by the world-renowned haute couture icon Elie Saab. • Although it offers a seamless and extremely enjoyable accommodation experience with every detail carefully thought through, it has a serious design flaw regarding vehicle access. • The facility has dedicated parking, but the parking circulation is quite poor; the turn radii are not suitable for standard cars to maneuver. • In the architectural structure, modern coastal living is beautifully blended with Miami-style graphic Art Deco aesthetics. • Residences equipped with custom-designed furniture; they offer a luxurious living space with a private beach, infinity pools, and stylish boutiques.”

“Do not live/rent here long term. I made a huge mistake of doing so:
1) security. These people are absolutely crazy. They make rules every day. There is no other parking apart from building parking. And for building parking you have to go thr lengthy process of requesting permission, every single time. So imagine you pay almost double of market rent and you friend can’t park even for an hour - that’s how it works.
2) beach closes at 19, since 18:30 security is running around and trying to remove you earlier
3) alarm randomly goes on at 2-3 am several times per year
4) some windows are facing the stage that conducts techno parties at night from time to time. So be ready to hear and feel techno beats until 4-5 am, you can call the police but of course it won’t help
5) constant traffic jam, you can loose a pure hour trying to exit the island (that will most likely be fixed in October 2026, some renovation is ongoing)
6) I will skip the pain of moving in needing some workers and furniture arrive. That is one time hassle but I was close again of canceling my contract right in the beginning, it was that bad
So if you are an owner and you can’t rent your apartment out, you know why”

“We have been living here for almost one year, and unfortunately the experience has not met our expectations for a premium, branded residence.
While the beach is beautiful, this is the only clear positive we can highlight.
From a day-to-day living perspective, there are several ongoing challenges:
High traffic congestion when entering or exiting the Harbour area, making daily movement inconvenient
Frequent short-term rentals, leading to constant turnover and reduced comfort for long-term residents
Serious parking limitations, including no proper visitor parking — guests are better advised to arrive by taxi
Interactions with security have not consistently felt professional or resident-focused
Odor and humidity inside the apartment /overall water leakage in the building
Considering the price point, the overall living experience does not align with what one would reasonably expect. Prospective residents should carefully evaluate these factors before making a decision.”
