“I live in Grand Bleu T1 for more than a year now and still enjoy every day here. Emaar has done a great job building this community: its safe, clean, nicely designed and well maintained. Emaar placed here a team of people who take care of our daily needs and make our life easy and enjoyable. Mr Mansoor Syed and Mr Ali Hassan, our wonderful concierges, have been with us all the time, I remember them since I moved in. Beautiful people! Once coming down in my pajamas at 3 am to ask Mr Ali for help - a neighbor forgot to turn off his loud TV. After a year of living here there is a strong feeling of a community of easy going people who are doing great and enjoy life. We have a number of short term rentals here, around 40 apartments, so new faces are always around mixing up with residents. On Fridays and Saturdays visitors coming to Dubai Harbour on boat trips used to create some traffic issues, but not anymore. Beachside overlooking the Palm is always busy, no free sunbeds, so I just cross the road and go the the other side where there are always plenty of sunbeds. One of the things that I noticed is that the temperature during summertime is much colder than in the mainland. My car typically shows something between 33 and 34 C, while on Sheykh Zayed it can be as high as 42. So staying this summer in Dubai Harbour, gym in the afternoon, beach after 16.30, walking after sunset...and we have a fantastic Baba Roma - the best bakery in town!”

“I had a very disappointing experience at Beach Front Grand Blue 1. As a visitor, I provided my ID and contact number as usual, and the apartment owner was expecting me. On June 1, 2026 around 1830hrs, the security guard on duty made me wait for more than 5 minutes, refused entry, and then responded rudely when questioned and behaved in an abusive and unprofessional manner, misusing his authority. This treatment was unacceptable, and I request management to investigate the incident and take appropriate action to prevent similar behavior in the future.

“We have been living here for almost one year, and unfortunately the experience has not met our expectations for a premium, branded residence.
While the beach is beautiful, this is the only clear positive we can highlight.
From a day-to-day living perspective, there are several ongoing challenges:
High traffic congestion when entering or exiting the Harbour area, making daily movement inconvenient
Frequent short-term rentals, leading to constant turnover and reduced comfort for long-term residents
Serious parking limitations, including no proper visitor parking — guests are better advised to arrive by taxi
Interactions with security have not consistently felt professional or resident-focused
Odor and humidity inside the apartment /overall water leakage in the building
Considering the price point, the overall living experience does not align with what one would reasonably expect. Prospective residents should carefully evaluate these factors before making a decision.”

“Dear Management,
I have been living here for six months, and I would like you to take the following issues seriously in order to maintain the developer’s reputation and the quality of service expected from this property.
1. Humidity due to the central air conditioning system.
You should inform all residents about this feature of the new building. When I moved in, even a small wooden magnet on the fridge became moldy within the first few days — and I never even opened the balcony. Mold appeared in the cracks of the furniture where the lacquer had given way. When I saw this disaster, I bought a strong dehumidifier, and even on a medium setting it collected 15 liters (5l tank - 3 times in 24h) of water. The humidity level was 80% the moment it started to work .
2. Security at the parking entrance.
This was a terrible experience. One day, by mistake, I took my second access card — which looks identical — instead of the parking card. I had to wait about five minutes at the empty gate, then get out under the heat to look for a security. They all was having briefing, so world can wait
When one finally arrived, it took him another ten minutes to decide whether I could enter, constantly texting someone instead of assisting. Even me showing my access cards, parking number, Ejari was unnecessary to get home. The biggest "WOW" as a cherry on top, was asking him five times to tell me his name, but completely ignored me. Please, in this case, put on their uniform names, so I shouldn't park and try to find mustache security manager blindly. Is it luxury service?
3. Beach area.
Why should I, with a nice Grand Bleu towel gifted by Emaar , have to lie on hard sand and burn ? Why are there only about 20 sunbeds and 10 umbrellas at the beach for two towers? There is plenty of space on the beach — why not simply double the number of loungers and umbrellas?
Even worse, once 15 minutes before closing, the lifeguard stood there rudely, telling everyone to leave and threatening to lock the gate. I explained that we would leave by 7 p.m. But at 6:55, when I was leaving with my elderly mother who was visiting, we found the exit locked. The nice lady lifeguard told us that to exit from Grand Bleu Tower 1, we had to walk all the way to Café Aloe, as everything else was already closed and that lifeguard had left . We, along with another couple couldn't belive, had to climb over the fence to get home so we can avoid walking on sand all way till the end and back.
I could continue writing, but please start by addressing these simple issues to management . Thank you.”

“Ali Hassan accused me of trying to steal my own car and refused me access to the parking lot where my milkiya and driving license is, I can only assume it was due to my appearance which is a mixed race individual with a chain, I have never experienced discrimination like this in the UAE ever”
