From Google Reviewers
Each card is a real, public Google review of this residence, sorted into our ten questions – answered only where the reviewer said something, and marked “Not answered” where they didn’t. Reviews written in other languages are shown in English and labelled. These come from Google, not from verified residents, so they count for only a small part of the HT Score, never as much as a real resident review.

“Sheroline 16 is a beautiful apartment building. Since it is located on Palm Jumeirah, it has a special feature. The rooms and lobbies are in a luxury style. Another feature of this building is that there are falls nearby, so the guests staying here can always be entertained. The Golden Gate Luggage Store is located right next to this building. Residents can always take advantage of the 24-hour Golden Gate Luggage Delivery Service.”

“Great staff, location and spacious apartments!
Minimal beach access as no collaboration between Kaizen asset mgmt and Nakheel/Riva - just a small strip with no chairs, no free pool facilities (membership at Riva needed) and no gym (closed in 2025).”

“The loud music from RIVA beach club can be pretty annoying during weekends and season time. Non stop whole day . This building might be good for a short stay, but not as a long term living option.”

“This use to be a very nice place but in recent years it’s turned out to be a disaster. The garbage chutes are cockroach infested and howmuch ever we complain there is no action. There is constant renovation and construction. The maintainance funds seems to be utilised inappropriately. Also they will carry out large scale maintenance especially during Christmas, Diwali or Eid holidays so the lobby or entrance areas are blocked and bad looking. If there are damages caused to walls of apartments due to continuous maintenance works and if we raise a complaint we get a standard reply that anything inside the apartment is not their responsibility. Logical thinking with this Nakheel management is totally garbage.
And now its a mix of Nakheel and Dubai Properties so we really don’t know the real ownership lies with whom. There are multiple issues here but mostly whitewashed so new buyers can come in easily. Avoid!”

“Beautiful residential buildings and beach. Large, beautiful apartment blocks line what is known as a private long, wide beach. It is free for residents and their close family members. Others have to buy an access pass for approximately €25/day. To obtain it you need a passport and time of 1-2 hours, maybe even 1 day!? Each building has a small swimming pool area in front of it, as well as a walking path.
At the left end of the beach, looking from land towards the sea, there is Club Vista Mare: a row of neat, ethnic, relaxed restaurants in the same low building on the beach. There is an impressive entrance from the car park to it. All the restaurants have their own tables on a shared, long terrace facing the beach.
Far away, at the other end of the long beach is Pizzeria Il Faro on a small peninsula. In the adjacent large residential building on the beach there are a few restaurants and a supermarket. Large car park.
On the ground floors of the large residential buildings on the beach there are beauty salons, gyms among other things. A pub Australian-style is in the middle of the beach.
€25/day on the beach for outsiders. Getting the pass is slow, rarely smooth. You need a passport to obtain the pass!!! You can buy the pass at the desk in the building's lobby, which you enter via the street next to the Starbucks café. For residents' visiting family members the beach is free.”

“The building management here is extremely unprofessional. I had a scheduled meeting with the OC for the building, waited for over an hour, and then he simply cancelled without any consideration or apology. This is a clear sign of poor management and zero respect for people’s time. Very disappointing experience.”

“Palm Jumeirah is seriously amazing!🏝️🌴 It’s crazy how they built this huge island shaped like a palm tree right in the sea. The views are gorgeous everywhere we looked — from the beach to the fancy hotels and the Dubai skyline.🌈🌈
There’s so much to do here, whether we wanted to chill on the beach, grab a bite at a cool restaurant, or check out the Atlantis hotel and its waterpark. 🌊🌊We had a great time just walking around and taking in the vibe. If you’re in Dubai, definitely put Palm Jumeirah on your list. It’s a cool mix of nature, luxury, and fun all in one spot!🌄🏝️🌊🌞🏝️”

“It is a nice area indeed, however shoreline is getting really old, AC need regular deep cleaning etc, otherwise really moldy and leaking esp during summers.
Water pressure and its temperature also works funny.
Roaches/ants present (always scared to come close to the garbage shoot haha) but with regular pest control it's ok inside the flat.
The biggest issue we faced so far is the noise from the neighbours upstairs - audibility is big.
Regular flats reconstructions are also present but this is Dubai.”
