Dubai Land Department files first list it in 2021. It has 2 lifts. There is a swimming pool. Within 800 metres there are 16 parks and gyms, 13 places to eat and 13 shops. On foot it rates as walkable. Registered rents start around AED 58k a year for a studio.

“Nice finishes, good building. Disastrous building management. In fact, it doesn’t even exist. The whole building smells like a sewer, it comes through the AC and I’m forced to turn it off and open my windows, it poses a serious health risk to all residents and should be investigated as such. Swimming pool sunbeds were removed and never replaced. I wonder where the service charges being paid are going to? Or rather, to which pocket. I will be moving out in a month, it’s a shame to see how far they can let a building go by negligence. Learnt lesson from this experience: stay away from buildings managed by Stratum.”

“The worst security man who is there in the night shift. He doesn’t know how to behave. I went with my wife and toddler he is so annoying and stubborn. Not even allowing us to contact his supervisor or management. We left in a good manner to avoid any conflict”
