“I would like to express my great admiration for this unique building. From the very first moment you see it, you can’t help but stop and appreciate the beauty of its architectural design. The tower is conveniently connected to Dubai Mall through a pedestrian bridge from the opposite side, making access very easy. The place is calm, the view is wonderful, and it offers all the essential facilities you could need.”

“Very stylish and great pool.
Gym is very small for building size.
Service seems good, I.e. maintenance as they're always needed as always something going wrong with the building. Leaks etc, air con only being able to go to 24 degrees (thankfully got that sorted after 4 months.
For the price, it just ain't worth it.
However it is cool being able to walk into Dubai mall without going outside.”

“If I could give zero stars, I would.
I’ve been living here and for three months I’ve been asking for my access card, but no one helps. Security keeps refusing to open the entrance for me, even though they open it for my partner right away. They are rude, unprofessional, and have no respect for residents ( Security Mohamed and another one that refused to say his name ) . I wait 30 minutes to an hour outside every time. After a long day at work, dealing with such treatment is unacceptable. I work in hospitality and customer service, and I know this is not how you treat people.”

“This tower is fantastic! 🤩 The maintenance is top-notch, and having direct access to Dubai Mall, including the Zabeel part, is incredibly convenient. 🛍️ The special link road from the parking to the Financial Centre upper street is a game-changer, making it so easy to bypass downtown traffic and get to Sheikh Zayed Road quickly. 🚗 Absolutely love the seamless experience! ✨”

“We’ve been living here for almost 2.5 years. It used to be a really nice place — if not the best in Downtown/Zabeel.
Among the advantages: amazing amenities and spacious common areas (one of the largest in Downtown/Zabeel), a family-friendly atmosphere, direct access to Dubai Mall, excellent transport links, beautiful views from both sides, friendly neighbors, helpful and polite concierges, and fast elevators. Nearby, there’s also a wonderful mosque with a kind local community. Within the complex, there’s a pharmacy, mini market, barbershop, beauty salon, and pilates studio.
However, over the past couple of years, it has become almost impossible to live here.
Main complaints:
1. Irresponsible dog owners
The whole community, including parking and pet-free zones, has turned into one big toilet for dogs. There are stains and feces in elevators, parking areas, entrances, and corridors. Management does nothing — violators are never fined.
2. Poor management
This building ruins Emaar’s reputation. Fees have increased, yet the quality has worsened. The place is dirty — elevators are often filthy, wet, or smelly; corridors and parking smell of garbage. Residents have started seeing cockroaches (not many yet). Floors look unclean despite regular mopping — likely due to poor detergents. Garbage rooms are misused; trash is left on the floor instead of using the chutes. The parking area never gets cleaned. The podium used to be deep-cleaned but not anymore.
3. Unresponsive staff and services
Security is not always responsive, and the gym and pools are overcrowded (many users are non-residents). Random fire alarms still happen. Many residents suffer from bad smells from the AC/chiller — we do in one room. Sometimes issues are fixed quickly, but other times it takes far too long — once, it took four days to clean dog poop from my parking spot! Staff often act only after complaints. The Emaar One app, WhatsApp chat, and call center are rarely helpful. Rubbish is everywhere, and litterers are never fined.
4. Safety concerns
Most residents find cigarette butts on their terraces — extremely dangerous. Security and management are helpless. We’ve personally found cigarette butts, vomit, and even a dead rat on our terrace. Many homeless pets have been spotted in the parking area. Random cars park in assigned spots. I’ve seen drunk people smoking in elevators — one reacted aggressively when I asked him to stop. Some residents use lobbies and meeting rooms for manicures, pedicures, and other inappropriate activities.
5. Traffic issues
Since taxis were moved to Zabeel Mall and Dubai Mall parking is no longer free, rush-hour traffic has become a real headache.
We still love this place, but if things don’t improve, we’ll leave without regrets at the end of our contract. Emaar should review the head management and those responsible for DV2 and replace them with professionals who will do their jobs properly and protect Emaar’s reputation. As muslims it’s not acceptable for us to live in a place full of najas.

“The property is beautiful, but it is a residential building that also accommodates short-term holiday rentals. As a result, there are constant strangers entering and exiting the building, which can be inconvenient for long-term residents and gives it more of a hotel feel. Separate entrances for residents and holiday guests would have made this much more comfortable.”

“Downtown Views has an excellent location with stunning views of Burj Khalifa and the Dubai Fountain. The building is modern, clean, and well-maintained, with spacious apartments and large windows for natural light. Direct access to Dubai Mall via a pedestrian bridge is a huge plus. Facilities like the pool and gym are great, and the staff are friendly and helpful. A top choice if you want to stay in the heart of Dubai with comfort and convenience.”
