“Updating my old review to reflect the past 5 years *Disclaimer, owner and part of the owners committee since 2021 *Please note the old reviews and service related reviews (like internet, furniture, short term companies) are not an accurate reflection of the building Thanks to the support of many residents and owners together with the management team the building has been holding well but still requires work and updates to improve it. Positive updates - HMB (Developer) thanks to some pressure from the DLD is finally addressing the waterproofing issues all over - this should improve overall appeal of the building once done - Jogging track was changed in 2025, pool area furniture etc. were changed in 2026 - Gym is rather small however the limited space is used well - the gym is equipped for the average person and has an external jogging track about 160+? meters that runs around the pool - 5G signal for Etisalat / DU and Virgin is good, although the DU / Virgin one at times drops the 5G signal for a few seconds but should not really be felt even during gaming - White good like fridge etc holding well, AC is decent but requires regular service and AC drain pipe must be flushed / vacuumed - Building has a scent diffuser on each floor - 8 staff available to provide support and they even assist for in-unit even though it's not part of the job - Yearly small gatherings like a burger station is usually planned Some negatives / suggestions - Modern housing means lot of sound leaking, so you need to speak to a neighbor if that is an issue personally as there's no other workaround even though the building is considerably quiet - Night staff is only one, so incase of emergencies or cleaning required after 10, it can get complicated / annoying - Birds in the Ground floor - building although spiked and nets have been added, it's still an issue but drastically reduced and still trying to be rectified -Small gym :( - Walk in shower looks great but the big negative here is the grouting around it, so make sure you keep an eye on that to avoid any damages to your place and cost you more in the future - Some people love slamming their door, best to speak to them nicely or ask the security to speak on your behalf :) - No staff room (but maybe sorted in 2026-27) - Some AC units still need to be moved from the Ground floor as they still heat up the parking and surrounding apartments, trying to get HMB to take ownership like the did the first time they moved a considerable amount -AC can leak on the false ceiling if not serviced and it's drain pipes not flushed regularly, don't forget that!”
