“If you are considering renting or buying in Binghatti Creek, think twice. The building is heavily marketed as a Smart Home, but in reality there is nothing “smart” about it. It’s basically a standard building with very basic features, wrapped in good marketing. The biggest issue is that another building is being constructed literally about 5 meters away. Because of that there is constant construction noise — trucks, machinery, workers. At times it feels like the construction is happening right next to your balcony. Sleeping at night can be difficult, and during the day there is rarely any quiet. Getting to the building is also frustrating. Because of the construction and the way access is organized, the entrance area often turns into a mess of cars and construction vehicles. The build quality is really bad: uneven wall and ceiling joints finishing in some places looks rushed and poorly done. The fire alarm goes off regularly without any clear reason, sometimes even at night. If you need maintenance, but you will need, because something breaks very often, be prepared to wait. It is often faster and easier to fix things yourself. Requests can stay open for weeks, and sometimes nobody shows up at all. The swimming pool is another disappointment. It is almost always in the shade, the water feels cold, and because of the nearby construction it often gets dust and dirt, so the pool area rarely looks clean or inviting. And finally, the apartments come with huge balconies that are basically useless. Management does not allow you to place most items there because it’s considered “not aesthetic”. So you end up with a large empty balcony that you can’t actually use. The building may look great in photos, but the reality of living here is very different from the marketing.”
