What one reviewer said

“This is honestly one of the worst buildings I’ve lived in. I’ve been a tenant for one year, and despite the building being new, problems started almost immediately. The pool had a leakage within the first year, and for the past three months there has been constant repair work. The noise is unbearable — even from higher floors it’s so loud it gives you a headache. As if that’s not enough, there is construction right in front of the building. Work starts at 6 AM and sometimes goes on until 2 AM, even on weekends. There is absolutely no peace at any time of the day. The management is just as bad. For over a year, we’ve been trying to get a simple kitchen issue fixed — we even offered to pay…”

For over a year, we’ve been trying to get a simple kitchen issue fixed — we even offered to pay ourselves — and they completely ignore us. No replies, no accountability, nothing. Very rude and unprofessional. Overall, you’re paying a lot of money to live in constant noise with zero support from management. Definitely not worth it.”

“We have been complaining of a leakage in the washroom which was from the above apartment for the past two weeks. The ceiling is breaking of .. there is dirty sewage water leaking from the unit above us which in itself is a health hazard. There is water leaking from the lights which keeps tripping the main switchboard. The reponse from the maintenance team is pathetic. The sent maintenance team 3 times to have a look and then concluded its from the apartment above and that they will send a quotation to them ... once that owner approves they will start the work and im suppose to live like this???? There is still no update on when they will fix it ... its been more than two weeks now. No timeline , no update on whats going on. They do not hesitate while charging service fee for the building but when it comes to porviding service its a big ZERO. Really pathetic maintenance service.”

“I have been living in this building for 1.5 years, and it has been a very frustrating and disappointing experience. Since the beginning, there have been constant problems. For the past few months, there has been major construction directly in front of the building, causing extremely loud and continuous noise. Unfortunately, the windows are not properly sealed, so they do not block the noise at all. It often feels like the construction is happening inside your apartment. Even worse, in January 2026—only one year after the building handover—the swimming pool started leaking and was closed for repairs. The repair has been ongoing for 3–4 months, with loud construction noise and no access to the pool during this entire time. For a relatively new building, this is unacceptable. Issues and repairs are becoming more frequent instead of less. The service and maintenance team are also very poor. Even minor repairs take weeks to be addressed, and when they finally fix something, the quality is often unsatisfactory. Communication is slow, unprofessional, and not helpful. You constantly need to follow up, and even then, problems remain unresolved. Overall, the quality of the building, maintenance, and service does not meet expectations. There are many better, quieter, and even cheaper buildings in the same area offering much better living conditions and management. Based on my experience, I would definitely not choose this building or developer again.”

“This is by far one of the worst buildings I have ever lived in. I deeply regret choosing a property from this developer. 1. Construction quality is extremely poor. Immediately after moving in, the ceiling in the bathroom started crumbling. This is supposed to be a modern building, yet it feels old and poorly built. 2. Major plumbing issues. Due to incorrectly installed pipes, water was leaking into the walls, causing serious mold problems. Management claimed to fix it, but the same issue returned within two weeks. 3. The shower gets blocked, making it impossible to use properly. 4. Persistent and unpleasant sewage smell coming from the drainage system. 5. Severe damage after light rain. After a rain that lasted no more than 20 minutes, the balcony ceiling started falling apart. I constantly have to clean debris, and the ceiling has turned completely black. 6. Terrible sound insulation. You can hear every step and conversation from the corridor. 7. Maintenance team is completely incompetent and poorly organized. • Any issue must be reported by email only. • Responses take at least 2 days. • Appointments are scheduled another week later. • The first thing they say is that the repair will be chargeable, even when the issue is clearly caused by poor construction. • Technicians refuse to start work until payment is confirmed. In my case, when the shower was blocked and water started flooding the bathroom, I was told to wait a week. I clearly stated it was urgent, yet I received no response. I was forced to call an external service and pay out of pocket. 8. Monthly service charges keep increasing, not because of water or electricity usage, but due to “building maintenance” that is barely noticeable. Corridors are often dirty, and there is sometimes a strong garbage smell. 9. The only positive aspect of this building is the staff. Security guards, cleaners, and pool lifeguards are kind, professional, and polite. ❌ I strongly do NOT recommend this developer. The buildings are constructed with extremely low quality, the management is ineffective, and the prices are completely unjustified. This is a clear example of paying premium prices for substandard housing.”

“Issuing a fine for a bumper thats behind a car on my parking lot - which I removed from my SUV as I work on it. Not doing anything for 7 months when people in the building are throwing burning cigarette butts on my balcony. Their words “we dont know who it is”. Thats their policy on fire hazard safety “we dont know who it is”.”

“New building . Good amenities : pool , gym in good condition and well done and well maintained . Prices are average for the community . Location not the best , only one entrance and if you want to leave building to go to grocery or something you have to go again all around to enter as only one entrance from big road . Finish quality is average to be honest : cement stains, pool quality of tiles and some construction garbage in tiny corners . A bit angry with agent as per him chiller was included but you have to pay separately at least 500-600 dhs in summer for tiny 1bed for AC + 600 dhs or so of DEWA bill. Located next to busy road also so quite loud most of the time . Lived here for 1 year almost by now , will look for more private location with easier access but overall decent building for the price”

“The prayer room on the 2nd floor is directly facing the pool without any curtains... weird management lols.... The building overall is nice but parking entrance is at very wrong and weird location. The only way to access it is to enter JVC directly from Al Khail road and that's the only single way to access parking legally.”

“The African guy at the reception is unbelievably rude! He has almost zero English, zero sense and zero communication! I was so patient with him all the times but again he would not let me finish or talk.. Such building should not destroy its reputation or name due to the lack of hiring some low level of non-educated people. I feel just sorry for him.”

“Binghatti is built for commercial residential so they just want to get the job done. No double glazed windows, and no good insulation. You hear EVERYTHING ALL THE TIME. There construction in front of the building you can’t sleep, there’s renovations above the apartment, you hear everything.”
