What one reviewer said

“Honest reviews so far. Cons: - Air Conditioning is aggressively loud, it's honestly comparable to a kitchen extractor coming on and off every couple of minutes. Changing the fan speeds on the controller has 0 affect. Agitating. - Extractor fan in the bathroom doesn't work. I'm just waiting for the mould to start growing. - Extractor fan in the kitchen doesn't work. Waiting for them to fix. - The entrance protocol for the parking is ridiculous. Doesn't work half the time. Have to remember to move a tiny paper sheet between vehicles otherwise the gate wont open. Why in 2025 on a brand new building you can't use number plate scanning? - The elevators always seem to default to G. Why not have a…”

“Frankly I like this place, we've been living here since September 2025 but there are 3 points they need to change first. The parking is very narrow, with a big 4x4 how to get your car out is a daily hassle. Second, put the pool attendant on the phone 24/7 with his family it's unbearable, he neglects his clients except asking for the room number on arrival nothing more I place my lounge chair myself every time. Finally to finish the alarm which is very very scary so you don't know if it's real or fictional so I never go out and especially avoid setting it in the evening my daughter was very very scared.”

“Ventilation in the bathroom is non existent and they don’t know how to fix this , moldy smell in washrooms all time… and most annoying , you know what your Neighbors are cooking at all time , because you can smell it in your apartment and everywhere ! I don’t recommend this building tbh . Only thing good are the security that make it welcoming and safe for us .”

“I couldn't put less than 1 star. This is the worst building and management I have ever seen in my life. They only send regular emails for stupid notices and they don't care about the severe issues in the building. False fire alarm everyday at midnight with a strong sound hits the brain from inside with no real solution, mini mini mini gym, the residents throw the cigarette butts in the others’ balcony, they stop the ventilation system for silly reasons leaving the apartment full of smoke and spices odors from the other apartments, the security desk does not have any authority to do anything when you complaint.”

“A lot of bad reviews about false fire alarms, this was a problem, but fortunately it has been solved. I feel I need to write this review as the management did an extra effort to manage the alarm and try to get it to a point where it is no longer a problem Incredible building, good facilities, and apartment is top notch”

“⭐ 1 Star Review ⭐ Binghatti Gardenia – A Beautiful Building with Shockingly Bad Management I moved into a 2BR apartment with a private terrace pool at Binghatti Gardenia expecting the quality and professionalism that Binghatti constantly advertises. What I experienced instead is the complete opposite — a level of incompetence and disregard for residents that I have never seen anywhere in the world. Here are just a few examples of what living here has been like: 🔥 Fire Alarms With No Explanation The fire alarm goes off randomly for no reason, disturbing everyone. Nobody from management can explain why or fix it. 🛠️ Maintenance at the Lowest Possible Standard Getting anything repaired is an exhausting, time-wasting battle. • Kitchen Drain — The drain was blocked from day one. I waited one week for an appointment, only to be told I caused the problem and should pay to fix it — even though it existed before I moved in. The attitude was rude, dismissive, and completely unacceptable. • Terrace Pool — The pool control display is faulty. For three weeks, I have been reporting it. The only response I get: “The supplier is not answering.” When I suggested manual maintenance until it’s fixed, they told me it’s not their job and I should hire an outside company at my own cost. Why have a pool if nobody takes responsibility for it? • No-Show Appointments — After the drain “repair,” the issue returned and flooded the kitchen again. I was given an urgent appointment between 6:00 PM and 6:30 PM — nobody came. Their email said to call if the team doesn’t show, but their working hours end at 6:00 PM. So they give you instructions you literally cannot follow. • No Hot Water for Two Weeks — We couldn’t get hot water because the access panel was badly cut. Maintenance refused to fix it and told me it’s someone else’s job. This is in a brand-new apartment. • Terrace Door Still Broken — Reported since move-in. Repair appointment scheduled 6+ weeks later. Completely absurd. ❌ Binghatti’s Image vs Reality Binghatti spends millions promoting “luxury living” and “premium standards,” but what good is a nice building if the maintenance team is untrained, irresponsible, and impossible to rely on? The whole experience feels like false advertising — stunning architecture on the outside, chaos and neglect behind the scenes. ⚠️ My Advice If Binghatti does not dramatically improve its building management and customer service, I will never choose a Binghatti property again — and I strongly advise others to think twice before committing. A developer’s reputation is not built on glossy Instagram posts; it is built on how they treat residents after they move in. On that front, Binghatti has failed spectacularly.”

“Extremely poor management and zero maintenance service! I currently live in Binghatti Gardenia, and it has been one of the worst living experiences ever! The maintenance team takes weeks or even a month to respond, and when they finally do, they have no idea how to fix things properly. They never call back or follow up. Building management doesn’t reply to emails or phone calls — not a single one. You simply cannot resolve any issue here. Drainage systems don’t work, water frequently gets cut off for the whole day, and the fire alarm goes off at night or early morning for no reason. There is absolutely no customer service, no accountability, and no respect for residents. Do not buy or rent in Binghatti Gardenia, Binghatti Tulip, or any other Binghatti buildings! It’s the worst decision you could possibly make — they will drive you crazy.”
