“One of the worst real estate investment experiences I’ve ever had in the UAE. My experience with Binghatti has been extremely disappointing from both an investor and end-user perspective. 1. They cashed the handover cheque nearly 7 months before the actual handover date. Despite multiple complaints and requests, the amount was never refunded or adjusted. My funds were taken for months without justification, depriving me of the ability to invest or benefit from my own money during that period. 2. The project handover was significantly delayed compared to the date contractually communicated and committed. 3. The handover process itself was handled very poorly. The focus appeared to be on pushing units through delivery rather than genuinely resolving snagging and quality issues. Most concerns were treated superficially. 4. The post-handover maintenance quality during warranty has been unacceptable — especially recurring plumbing problems that have still not been resolved properly after almost 10 months. This has negatively impacted both the living experience and the investment value/rental potential of the unit. For a company positioning itself as a premium developer, the gap between branding and actual customer experience is massive. I strongly advise investors and buyers to think very carefully before investing in their projects unless there is serious improvement in customer care, accountability, construction quality, and after-sales support.”

“Dear Building Management Team, I would like to bring to your attention a pest issue that requires urgent action. Recently, I found a cockroach inside my apartment 🪳 I sent you the message about the issue and you told that it is only my problem, not yours. Additionally, now I see a cockroach in the building’s GYM area 🪳 This indicates that the issue might not be limited to individual units but could be related to the building’s overall pest control maintenance. Unfortunately, a lot of small flies 🪰 (drain flies and moth flies). They are EVERYWHERE in the bathroom, in the kitchen… They already were in the apartment when we moved in… We tried to kill them but nothing helps… And they are not only in the apartment but in the building itself, in the gym as well… There are A LOT OF them, but especially in the bathroom and in the kitchen 🪰 We are tired of them and nothing helps 😭 I told the management and the answer was “inside the apartment you have to deal with it on your own” 😭😭 So… I have cockroach in my apartment even if it is not my fault? I think I have to escalate the issue to higher binghatti management.”

“Overall, the building is decent, but there are a few serious drawbacks that should be considered. The bathroom plumbing is quite poor — waste often doesn’t flush properly, and the sink frequently gets clogged. In the kitchen area, very cheap materials were used, which is disappointing, especially considering the branding. I also noticed a couple of cockroaches, which is not acceptable for a building of this class. Another downside is the location of the building — it’s far from the main exit street, which makes moving in or transporting things quite inconvenient. Frankly, I expected better quality and service from Binghatti, but unfortunately, it fell short of those expectations!”

“Mr Awad is absolutely fantastic! He always greet everyone with a warm smile and go above and beyond to make sure residents feel at home. He handle any issues promptly and professionally, keeping everything running smoothly and making sure our building is a welcoming place to live. “Amazing building! Big layout smart apartments. Beautiful corridor and lobby design. The manager Mr. Awad is the best. He is very polite and helpful all the time. I’m thankful for the great staff and management team. Regular pest control and maintenance is done. It’s like a five star hotel👌🏻”
