I received my apartment over a month ago, and many issues remain unresolved. When I reported a problem with the washing machine, I was told to contact another company and spent over 10 days trying to get assistance. After countless follow-ups, a technician finally arrived and fixed the issue in less than 10 minutes. The problem was simply that the water valve behind the washing machine had not been opened.
Activating the access cards is another frustrating process. Residents are expected to adjust their schedules, take time off, and wake up early because only one IT employee is responsible for activating them.
To this day, I am still unable to use the swimming pool and balcony because maintenance has not completed the required work. Even a simple request to install curtain rods turned into a lengthy process. I waited an entire week for someone to come, and when they finally arrived, they requested additional payment. After I agreed, I was told to submit another maintenance request and wait for approval before they could return again, potentially another week later.
The security staff have also been unhelpful and unprofessional on multiple occasions, showing little urgency or willingness to assist residents.
Overall, the level of service, organization, and responsiveness has been unacceptable. This is the worst security and maintenance experience I have encountered in any Binghatti building, and unlike anything I have experienced during my 8 years in the UAE.”

Cons:
The rating is primarily affected by maintenance concerns, particularly in the spa area. The cold pool is frequently not maintained to an acceptable hygiene standard, with noticeable residue such as body oils and debris.
In addition, the spa room often remains wet due to high usage but is not cleaned frequently enough. This may lead to hygiene issues and increase the risk of pest development over time.
Improved maintenance and stricter cleanliness standards in both male and female spa areas would significantly enhance the overall experience.”

“I received the handover of my new apartment in Binghatti Royale today, and I genuinely could not be happier with the entire experience. From the moment I arrived onsite, the level of professionalism, care, and hospitality from the Binghatti team was exceptional, making this milestone feel truly memorable.
The building itself is stunning. Binghatti Royale features amazing, eye-catching architecture, and the design quality is visible from the moment you approach the property. The amenities are equally impressive and the swimming pool has an incredible view, creating a relaxing, resort-style atmosphere that really elevates the entire living experience. The apartment itself is beautifully finished and includes a jacuzzi, which is an amazing added luxury and a testament to Binghatti’s commitment to premium living.
Onsite, I was greeted by Omar Elalfy, who delivered outstanding service from start to finish. He was extremely welcoming, polite, and professional, immediately making me feel at ease. Omar patiently walked me through the apartment, highlighted every detail, and took the time to show me all the amenities with genuine passion and knowledge. His courtesy, attentiveness, and warm personality made a huge difference. He even escorted me all the way back to the car, such a thoughtful and appreciated gesture. Binghatti is truly fortunate to have someone like Omar representing the company.
After the onsite visit, I went to the office to complete the final steps of the handover, where I met Sara Makeen, another exceptional member of the team. Sara was incredibly polite, professional, and efficient. She explained everything clearly, handled the paperwork smoothly, and made the whole process effortless. Her warm, friendly approach and attention to detail made the final stage of the handover feel easy and enjoyable. She is truly amazing at what she does.
As a non-resident property buyer, I initially had concerns about purchasing abroad, but Binghatti has exceeded every expectation from day one. The communication, transparency, support, and overall customer experience have been flawless. Every interaction reinforced my confidence in choosing Binghatti as a developer, they make you feel valued, respected, and genuinely taken care of.
Overall, today’s experience was perfect in every way. The property is stunning, the amenities are exceptional, and the service from both Omar and Sara was world-class.
