The structural soundproofing in the building is severely lacking. The apartment is situated right above the gym (open 5:30 AM to 10 PM), and the noise carries straight up. Additionally, normal family activities result in noise complaints because the walls between the large flats and the neighboring studios are paper-thin.
This creates an incredibly uncomfortable living situation. For an entire year, we endured constant complaints from a studio neighbor about the normal, everyday sound of children's voices. Ironically, this same neighbor had a dog that barked frequently—something we chose to tolerate and never complained about. The building simply isn't designed for families to coexist peacefully next to studio tenants.
Despite paying a premium for a family-sized unit, the support from the owner and the facility management team was non-existent in mitigating these issues.
If you have a family, I highly recommend avoiding the larger layouts in Luma21. The daily commotion and lack of support create a highly stressful environment. You will find much better value, peace of mind, and better communities for your family elsewhere.”

“Building design and everything looks good until you move in and realized it’s not good quality specially the balcony glass which doesn’t block sounds from outside and all the time there’s hammering sound coming from outside , moreover there’s sound from rooftop which makes it worst , After moving in here i couldn’t sleep even one night bcz outside noise disturbs your sleep , management didn’t help to resolve after many complaints, This is something serious as home should be peaceful and livable ,”

“The walls in this property are extremely thin, so you can hear everything — from people’s conversations to the sound of babies crying.
What makes it even worse is the nearby construction site, which produces maximum noise from Monday to Saturday.
Of course, it’s not just the walls. The balcony glass is also very thin, so all the noise comes through and disturbs your sleep.
Renting this apartment was the worst mistake I have ever made.
Edit (2025/11/12):
The sound of a knife hitting the cutting board with a clunk, the noise of objects being moved, the sound of doors closing — everything passes through the walls at about 70–80% of its original volume.
Even though I want to relax in my own home, I constantly hear loud voices from phone calls and music played through speakers for over ten hours a day. Since it happens during the daytime, I can’t really complain about it.
However, the noise doesn’t stop even after 10 p.m. It usually continues until around 1 a.m., and even at midnight or 11 p.m., they still play loud music, talk on the phone, or make loud noises moving things around.
People here don’t stay quiet out of manners unless the rules explicitly say so. Their mindset is: “If it’s not written in the rules, then it’s fine.” They think, “It’s my house, so I can play loud music after 9 p.m. if I want.” It’s full of people with that kind of low-level mentality.”

“What a fantastic maintenance team. No job is too big. Vysakh is super responsive and makes sure the highest standard of service is delivered. The team keep the whole building in check and make sure it is cleaned and well maintained. No job is too big & in 11 years in Dubai it’s the best building team I have come across”
