Luma 22 is a development of two towers in Jumeirah Village Circle, Dubai. The towers are Luma 22 East Tower and Luma 22 West Tower. Dubai Land Department files first list it in 2022. It has 3 lifts. Shared facilities include a swimming pool and a gym. Within 800 metres there are 5 shops, 5 parks and gyms and 4 pharmacies and clinics. On foot it rates as some errands on foot. Registered rents start around AED 60k a year for a studio.
“I can say that this building is one of the best designed in the area. It has only four floors and an internal courtyard for the exclusive use of residents, with a small gym attached! The cleanliness of the common areas is unparalleled (kudos to all the cleaning staff who work daily to make the experience truly enjoyable) and the reception staff are friendly (especially Junaid security guard). I lived for two months in an apartment managed by Suiteable and the whole process was handled in the best possible way! The building is located in a green area with several parks nearby and even has a rooftop swimming pool! I highly recommend it! 👍”

“2026. New building, clean, well-maintained, quality, quiet, good company management. In front of the building bus station, school, , and nearby park. I confidently recommend for renting a short or long stay in this building.”

“I've lived in this complex for two years. But lately, the management company simply ignores residents. I've already written 3!!! letters and haven't even received a response. There's a very strange division of pools into women's and men's sections. In fact, both pools are occupied by families with children, and there's constant violation of safety and resident comfort rules. The pool is used for games, and other swimmers have nowhere to swim. All this is accompanied by aggressive splashing, which results in the entire pool area being flooded with water, making it simply unsafe to walk. I won't even mention the screaming. I witnessed conflicts over this. So people simply have to leave the pool because it's impossible to relax and swim in peace and quiet. I wrote a letter requesting to divide pool usage into a family pool and an adult pool, as this would be fairer for everyone. But I simply wasn't answered. I'll have to contact the regulatory authorities. Update: the problem was never solved. In fact, everything continues in the same way.”

“Overall, the complex is good, but the management company's work raises questions. Residents have repeatedly requested that the temperature in the gym be lowered, but these requests continue to be ignored. In summer, the set temperature of 23°C is too high for comfortable workouts. The gym is located in a separate building with large glass windows, which makes it feel significantly hotter inside. I would like to understand why management does not respond to numerous requests from residents and does not reconsider the temperature regime in the gym. I hope that the residents' opinions will be heard and this issue will be resolved. It would also be good to reconsider the pool operating hours during summer. Currently, the pool opens only after an employee arrives at 9:30 AM, but by that time it's already very hot outside. Earlier pool opening would allow residents to use it comfortably in the morning hours.”

“We have lived in Dubai for almost 3 years and I can truly says that Luma22 has been the best place for us in every way possible.
What we enjoyed:
- Finishing of the flat
- Tall sealing made one bed flat feel spacious
- Closet space perfect for 2 people
- Nice hotel style pool (there is a separate section for women)
- Nice equipped gym
We lived in flat G77 which is a corner unit right next to the parking. And not to mention we had the best landlord Elena who was extremely cooperative throughout our tenancy. The management is efficient, if any issues they sort it out in a timely manner. We moved from Luma22 due to wanting a bigger space, but if we could we would definitely stay. Nothing bad to say, we left with good memories.”

“We really like Luma 22, we've been living here for a year and are only leaving due to our own circumstances, otherwise we would stay here!
The amenities are great, swimming pool feels like a hotel (although now the building is more full it can get quite busy) and it's nice that they have a garden area. I've seen other reviews say that it's noisy, but personally we haven't had any issues with the noise - it's an apartment so we expect to hear a bit from our neighbours but it's better than other buildings we've been to. It's insulated quite well from the outside noise, although you can hear most of what goes on in the hallways.
The security and cleaning staff are great, and another handy thing is there are a lot of Airbnbs/holiday lets so when people come to stay we can put them in one of those for a reasonable price.
We also like the style of the apartment, it's nice and bright with good light, and a really good amount of space.”

“Luma 22 is hands‑down one of the best buildings to live in at JVC. The apartments are modern, sleek, and thoughtfully designed with high‑quality finishes. The amenities are impressive—spacious gym, serene pool, covered parking, and beautifully landscaped courtyards. The building feels safe and well‑managed with 24/7 security and attentive staff. Located within JVC’s tranquil, leafy streets yet close to shops and cafes, it’s the perfect balance of peace and convenience. Would highly recommend for anyone looking for upscale, comfortable living in JVC.”
