“I have been facing numerous issues with my apartment and the entire building. The walls have persistent leaks that have ruined the paint in the living room, balcony, and showers. Despite repeated repair attempts (four times in my unit alone), the leaks remain. At this point, my emails and calls are simply ignored. I have contacted the landlord, Samana representatives, reception, and contractors, yet no one takes responsibility or provides a proper solution.
The materials used in the apartments are of very poor quality — closet doors come off, balcony handles are flimsy, and the balcony doors don’t close properly, leading to constant noise and dust inside. Even small things like shower fitti…”

Each card is a real, public Google review of this residence, sorted into our ten questions – answered only where the reviewer said something, and marked “Not answered” where they didn’t. Reviews written in other languages are shown in English and labelled. These come from Google, not from verified residents, so they count for only a small part of the HT Score, never as much as a real resident review.

“I moved into the building as the first tenant in my apartment, expecting that a brand-new building would be delivered in proper working condition. Unfortunately, the experience has been consistently disappointing, with recurring issues and a management approach that places the financial burden of construction defects on tenants.
The problems started from day one. The AC was not working, and instead of addressing it as a handover or construction issue, I was asked to pay for cleaning the pipe system. As the first occupant, I had never used the AC, yet I had no choice but to pay due to the extreme summer heat.
During winter, the water heater failed. Once again, maintenance asked me to pay before even checking the problem. I was even advised to bring an external electrician at my own expense to rule out an electrical issue. For a building that is supposed to be new, this level of maintenance support is unacceptable.
Another serious concern is the apartment’s insulation. It gets dusty unusually fast. For a long time I assumed this was due to the nearby desert, until I stood next to the sliding balcony door and felt a noticeable stream of air entering through a gap. This is a clear construction fault, yet based on past interactions, I expect the same response: pay first, then we look at it.
These are only the major issues. There are many smaller ones ( parking , washing machine .. ) , but the pattern is the same.
The building gives a modern and attractive first impression, but once you live inside, you start discovering problems one after another, with a management system that consistently shifts responsibility and cost onto tenants, even for structural defects.
In my experience, choosing this property was a mistake. I strongly recommend future tenants carefully reconsider before committing to this building . The appearance may be appealing, but the ongoing issues and lack of proper support make living here frustrating and costly.”

“During my recent visit to the Samana glove avenue building, I noticed significant improvements in maintenance and overall upgrades. A special thanks to Ahmed Abdel Ghani for his noticeable and appreciated efforts. It’s clear that the development is ongoing, and we are always moving towards betterment.”

The materials used in the apartments are of very poor quality — closet doors come off, balcony handles are flimsy, and the balcony doors don’t close properly, leading to constant noise and dust inside. Even small things like shower fittings, lights, and compartment doors break easily. The hallways’ floors look cheap, and the elevator is out of service almost every week, forcing residents to take the stairs.
Worse, leaking AC pipes in the parking area have damaged my car multiple times with no repairs or compensation provided. Complaints are rarely answered by email, and residents must chase staff in person for any chance of action. The management and staff are extremely unprofessional, and I would strongly advise against living in any Samana property. For proof, I’ve attached images and encourage you to read the many similar reviews from other tenants.”

“The building is fine. But the access system is very annoying, the card is so easy to get lost, and you need access to use the elevators, and the parking. The car has to be carried with you at all times so very easy to get lost and it’s very very annoying. Trust me you will lose the card at least 5-6 times, and it’s 200 dirhams to get a new one.”
