What one reviewer said

“The fire alarms have become routine, the parking area is constantly littered with bird droppings, and the constant noise of the water pump on the roof is reaching the house. I have repeatedly complained and emailed about these problems, but they keep postponing it. The technical team replaced the hot water tank a year ago, but there is a leak in the tank due to the water pump on the roof, and they are saying that the hot water tank, which they claim is under warranty, is old. I advise you not to rent or buy anything from places that have "Damac" in their name.”

“Living here has become extremely frustrating. Management schedules fire alarm tests on weekends, knowing it is the only time many residents can rest. There are too many unnecessary restrictions, yet basic comfort is ignored. Kids are often playing in the corridors and disturbing the peace. Some residents cook with their doors open, so food smells spread everywhere. The gym is honestly a shame, with outdated equipment and barely anything useful. Parking areas are also dirty and poorly maintained. For the rent residents pay, this building should be managed much better.”

“Very poor building management. Random fire alarms happen even on weekends, making it impossible to rest. Parking access is also a problem because the gate often does not open and the plate recognition does not work properly. Even entering the building feels like entering a bunker because you need a card for every door. Water leaks, sewage smells at night, and poor maintenance make the experience worse. After four years here, it has become extremely disappointing. MANAGEMENT DOESN’T CARE AT ALL OR NEED A SERIOUS RESTRUCTURING. DAMAC WHERE ARE YOU ? LOAMS WHERE ARE YOU ?”

“For the past 2 and a half weeks I have been struggling to enter the parking even though my number late is assigned as per DAMAC LOAMS, until today I have gotten 0 support in solving this issue, the Indonesian/nepali security did his best to support me, but the Indian one hung on me today while mumbling, huffing and puffing and accusing me that I changed something in the app that led to this (untrue) and I have proved. I did not receive an apology for the hanging up on me, additionally I literally have mold issue in my bathroom ceiling due to the bad piping and I got allergies because of it and I am at risk, DONT MOVE IN HERE as someone that’s been living here for three years, I have gotten harassed outside the building by odd passer by’s, there’s ongoing construction 24/7 with labor men hanging around so it does not feels safe for me as a woman to even take my risky walk, the supermarket downstairs has a lot of men just hanging around outside, staring me up and down everytime I go in and out, I have begun deliberately ignoring the ground floor so I do not get such looks, there was a huge cockroach issue in the past two years (solved to be fair, less cockroaches but not 0) I need Damac to urgentl reach out to me to solver this issue if the ceiling or else I’m taking legal action, unfortunately there was no other choice left as there call center asked me for a pin and did not send a verification code for me to reset if”

“Where is the management of this building? Residents are paying rent to live peacefully, not to suffer every day. Random fire alarms keep happening, even early on weekends, so we cannot rest or sleep properly. The parking gate often does not open, plate recognition does not work, and entering the building feels like entering a bunker because you need a card for every door. On top of that, there are water leaks, sewage smells at night, and poor maintenance everywhere. Why are residents being treated like this? Why are we renting here just to suffer?”

“Anyone who loves peace and quiet, please reconsider this option. In my 12 years in Dubai, this is easily the noisiest building I have ever experienced. The fire alarm goes off constantly at odd hours because people cook or burn bakhoor late at night. The major issue is that the alarm devices are installed inside the bedrooms; when they go off, there is a sharp, deafening beep right where you sleep. I’ve been woken up abruptly at least 7-8 times in the past two months alone at 12:30 am, 3 am, 5 am, and 6 am. When it isn't the alarms, it’s the sound of heavy furniture being dragged. The developer provided all the furniture, so everyone has the same heavy dining chairs, and many neighbors are incredibly inconsiderate, dragging them at all hours. My neighbor, for example, moves furniture as early as 5:30 am and as late as 1 am, and I have no option but to tolerate it. We have put felt pads under our own chairs so we don't trouble anyone, it only costs about 20-25 dirhams to ensure you aren't a disturbance, but unfortunately, many people here are completely inconsiderate of others. Every sound travels through the walls, whether it’s a neighbor shouting on the phone or couples having noisy intimate moments. The lack of soundproofing is alarming; people are clearly aware of how thin the walls are, yet they still choose to be disrespectful of those living around them.”

“Very bad security management ( Loams ) , I'm new tenant in the building and they gave me a specific parking as it's allocated for the apartment , the next day they asked me to remove as there is no parking for the apartment till the owner send an email to the management, after two days i asked the security if he can assist with any temporar parking till the owner send the email and he gave me , however , in the evening they asked me to remove the car as the parking is for another apartment. Clearly there is no communication between the shifts at all and i asked the security to show me the allocated parking for my apartment but he only told me the number and sent me to check by myself. It's really disappointing and black point for Damac building as it's known of its good reputation.”

“I’m not sure with what to start, way too many issues with this building… The fire alarm is so loud and switches on literally when people are simply cooking or burning essence ! Besides, building management never informs for fire alarm testing and imagine in Ramadan month while you’re fasting waking up to this loud alarm noise and NO ONE HAS INFORMED US ABOUT IT !!! Building management is terrible ! Maintenance is terrible ! We reported a leakage under the sink — maintenance came and “fixed” it, but the issue returned just two weeks later. When it happened again, two people showed up, spent about 10 minutes “looking for the leak,” and then left saying their duty was finished. Now we’re calling maintenance again, and no one is showing up, my kitchen is full of water. It’s absolutely unbelievable. I would never recommend anyone to live or move here.”

“Get ready for a fire alarm that goes off every morning at 4AM. No one will do anything about it. Bad apartments, bedroom doors can’t even close properly. No heating system. Leakage and bad smells. Poor management overall. Do not come here. 0/5 stars”
