“The owner doesn’t care about RERA, the rental company is charging anything and everything! Administration fee worth 1000/-. 15% increased rent every year which is not similar for all tenants. Rocky real estate is Not refunding the deposit, so please do not listen to anyone while vacating, they will not refund you your deposit money. The building has a peculiar smell, the corridors on floors have AC but the management doesn’t run them. The maintenance is poor. There’s a lot of noise coming from the nearby hotel. I stayed for 3 years and I regret being stuck there with no sunlight, poor management and maintenance. They say no sharing only for family but every floor has sharing in the apartment…”

“There is No Gem and No swimming pool at the building.
Flats at the side of viva supermarket are so noisy food truck offloading food daily 6am .
Fan ventilation in the master bedroom toilet connects it to the balcony throughout the room and is covered by a gypsum board.
You have to pay 1200 dhs early with annual renewal for gaz per year
So all the noise of the street coming through this opening in the balcony to the room”

Flats at the side of viva supermarket are so noisy food truck offloading food daily 6am .

“Location is 5* as very near to Mashreq metro station only 5 mins walk. Near to restaurants and supermarkets. Walking distance to Mall of the emirates
Building is still kind of new, last year, building management is good in terms of maintenance, prompt action of issues, organized documentations from the real state. Clean hallways and reception 5*. 4 lifts including the service lifts, spacious, I love the mirrors and background sound of the elevator.
Staying in 2 BHK. I thinks it better to stay units facing the big parking area rather than units facing al wasl building as you can hear everything specially in the night the noise and sound of cars, and garbage collection. Though still manageable. Took time for us to get used to it. Good space for hallways and balcony privacy. Each room size is okay, cupboard average ( they could have placed other color like white or off white that will match the room paint. Rather than wood black cupboard, room washroom is spacious.
Only downside is no facility for gym and pool which is quite common on other buildings.
Overall still happy to stay as building manager is good 👍 and Moheb the watchman is amazing. Doing their work and attending their tenants concerns. Please keep it up.
