“If there is 0 stars instead of 1, I will choose 0 stars.
Worst experience ever. I lived here for a year and a half, and while things may have started out fine, it has turned into an absolute nightmare.
The Issues:
Unbearable Smells: Lately, a foul, disgusting odor has been constantly seeping into my apartment. It’s persistent, sickening, and makes the living space completely uninhabitable. It feels like living in a sewer.
Non-Existent Maintenance: This is the most frustrating part. I have tried calling the maintenance team numerous times to address the smell, but they completely ignore my calls. There is zero accountability and zero care for the residents' well-being.
Total Neglect: It’s…”

Each card is a real, public Google review of this residence, sorted into our ten questions – answered only where the reviewer said something, and marked “Not answered” where they didn’t. Reviews written in other languages are shown in English and labelled. These come from Google, not from verified residents, so they count for only a small part of the HT Score, never as much as a real resident review.

Total Neglect: It’s clear that management has checked out. You pay your rent expecting a basic level of service and a livable environment, but instead, you're met with silence and a stench that won't go away.
Do yourself a favor and stay far away from this place. Don't be fooled by any old reviews; the current state of management and maintenance is a disgrace. Save your money, your health, and your sanity — look elsewhere.”

“We lived in this apartment for nearly two years, having moved there because our children’s school was in Al Twar. Unfortunately, our experience was far from ideal. The building is located in one of the less desirable parts of Dubai, directly on a busy main road. Every morning, school buses and RTA buses block the entrance, making it difficult to get in or out.
The building itself includes a cafeteria and a small AED 5 barbershop, which attracts large groups of men who often sit and linger outside, making the environment feel uncomfortable—especially for families and women. It simply isn’t a family-friendly place. (Picture attached you can see men squatting outside.)
Despite these issues, the rent is unreasonably high. Paying around AED 100,000 feels excessive given the area, it's like living in India. The lack of facilities (no gym, no pool), and the overall environment.
Any positive reviews you may see are likely from agents trying to promote the property. (Hisham Ashrafs positive review, he was the agent who helped us move there) (Mohammed Shahin one of the workers there)
The only genuine positive I can mention is that the apartment was spacious and had large windows that allowed plenty of natural light. Beyond that, there’s little to justify the cost or the inconvenience.
Upon moving out, be prepared to lose your security deposit, don’t expect to get it back easily. Management offers tenants the option to “redecorate” or repaint themselves, but don’t take that offer. They will still charge you later, claiming that only their specific shade of “white” paint can be used. We ended up losing around AED 5,000 from our deposit because of this.”

“My sister and I lived in the building for two years. I had a room and a hall, and my sister had an apartment with two rooms and a hall. Unfortunately, we discovered that the bathrooms in the building had a very strong sewer smell. In addition, the insulation between the apartments was very weak. If you raise your voice a little, or even the sound of the television, it disturbs the neighbors. This makes the building unsuitable, especially for families with children, because any simple sound can cause disturbance. The air conditioner does not work continuously; it works for two minutes and turns off for 10 minutes. It is one of the worst experiences I have lived through.”
