“I am very disappointed with my experience in this building. The management team has been unhelpful and does not seem to care about the concerns of tenants. Whenever I try to discuss problems, I feel that my concerns are ignored instead of being addressed professionally.
The security staff are also not supportive, and communication is often poor. As a tenant, I expected better service and respect.
Many people are facing financial difficulties, and management should show more understanding and flexibility. Unfortunately, my experience has been the opposite. I feel that tenant welfare is not a priority here.

“I have to say, this is truly a terrible apartment. The security guards are awful, the building manager is awful, the management is awful. The environment is dirty, smelly, and just poor. On top of that, the security guards love to run their mouths — they say all kinds of nonsense every day without any filter. They never side with the residents; instead, they just pick fights with us. These guards act as if they are the rulers of Dubai, like they’re the greatest in the world. I seriously cannot understand how they have such a massive sense of superiority.”

“I lived in Bayt Al Muteena 01 for two years. While there were some conveniences, overall the experience was very disappointing — especially considering the rent.
Pros:
• Direct contract with the building management — no agent or commission fees involved.
• Free maintenance with an on-site team. Quick and helpful response to minor issues.
• Free cooling system, which helps reduce utility bills.
• Excellent location — just a 2-minute walk from the nearest Metro station.
Cons:
• Very poor cleaning standards in common areas — cleaning was inconsistent and often neglected.
• Persistent cockroach problems in hallways and shared areas.
• No gym or swimming pool, despite charging a premium rent.
• Extremely sensitive fire alarm system, causing random alarms even during the night.
• Strong cooking odors in the corridors due to bad ventilation.
• No space for a dishwasher in the kitchen.
• No built-in wardrobes, which makes storage inconvenient.
• Terrible security — careless and unprofessional team; multiple thefts happened in the parking area without the security even noticing.
• Unjustified rent increase — AED 67,200 for a one-bedroom in the final year, which was absolutely not worth it.
• Deposit refund issues — Upon vacating, they claimed deductions for repainting and "repairs" even though the apartment was returned in excellent condition. When (or if) the deposit will be refunded is still unclear.
• Unbearable airplane noise — the building is right under a flight path. You hear planes passing every single minute, day and night. It's absolutely exhausting and ruins any sense of peace at home.
Summary:
If being close to the Metro is your absolute priority and you don't mind poor management, noise, bugs, bad air, and deposit headaches, Bayt Al Muteena 01 might work for you.
Otherwise, for this price, you can find far better options in Dubai with much better facilities and peace of mind.”

“1 star is for the security at gate 3. Slim African who is on duty tonight is extremely rude! Initially, I don’t have the gate access because your registration timings is very bad, we were advised to register Monday-Friday at 8AM to 5PM. Really? Same as office hours. So there is zero chance for us who are working in the office to register. Now, I went home and gate is closed, I asked him politely to open it and he asked me a couple of times if I live here? I’ve been living here for 4 yrs now, but you keep on changing the access code so my biometrics is always missing. He told me that I have to register, I explained him about the timings and he keeps on arguing and repeating if I am a tenant here and won’t let me in. He is saying this while gate is still closed and a guy infront of him was listening. There are also some people outside of the building who are listening and kind enough to let the gate open so I can come in. While this security is just there sitting and doesn’t have any remorse! If this is your policy, then pls change the timing for biometrics registration. Or better yet, trained your security properly. He welcomes and open the gate for all the delivery guys but not for a tenant. That’s a joke!”
