“One of the best buildings in Al Barsha 1.
It’s always clean, tidy, and well looked after. I’ve been living here for a few years now, and I’ve honestly had a great experience. The service is good, the environment is pleasant, and the amenities and security are all excellent.
I really enjoy staying here — it’s super close to MOE and surrounded by plenty of restaurants, retail shops and supermarkets, which makes everyday life so convenient.”

Each card is a real, public Google review of this residence, sorted into our ten questions – answered only where the reviewer said something, and marked “Not answered” where they didn’t. These come from Google, not from verified residents, so they count for only a small part of the HT Score, never as much as a real resident review.

“The worst management you can work with, i left the apartment after one year, i make it even cleaner nothing was missing with amazing condition, even that they asked me to pay almost 3000. I didn’t accept in the beginning but nothing to do i said fine just give me the rest of the deposit , they said you will get it after 1month …. Today is 5th month without receiving a single dirham,”

“BE AWARE.
Dar Maryam is in a very convenient area of Al Barsha with shops and services within walking distance. Traffic and noise can be a nuisanse though. The building is new and the apartments modern and full of light. This sadly may change after the completion of a new, high-rise building right next to it. At the moment, the continuous construction noise can be quite quite unbearable.
The building has a lovely, well maintained roof top/swimming pool area. SERVEU, the company in charge of maintenance, are efficient although the level of skill and service provided may vary depending on the technician.
Now for the not so pleasant parts. No matter how immaculate you leave the place, the landlord and his agents, Savillis, will deduct a "standard" fee of at least AED 1,400 when you move out, for cleaning and painting. We left the 2 bedroom flat immaculate and in a better condition than we received it but despite countless emails back and forth, Savills refused to change their position, instead claiming that they tried their best to get the lowest possible quote. On a matter of principle, we contacted RERA and found out what was needed in order for a case to be opened. That is when we realised that the Move-Out-Report, as compiled by the Estate agents, makes it impossible to have a chance of a fair judgement. The report includes the findings from the Move-In-Report (marks scratches) without differentiating they were not caused by the tenant! Moreover, constructional defects/repairs that have nothing to do with the tenant's usage of the flat, eg water leaking from the floor above causing discolouring of the wall paint around the door frames, are also included with no clarifying notes. I could describe this practice using strong language but I will limit myself to saying that this is unethical. I signed the Move-Out-Report in good faith despite raising concerns at the time. I certainly did not expect to be charged after leaving the flat spotless and wished someone had warned me about the format of the report. RERA are happy to evaluate an accurate report but Savills' reports are far from being that.
UPDATE: The agreed amount to be returned to us was reduced further. The agent is not returning phone calls and not replying to emails. The trustworthy name and reputation of Savills has alarmingly been let down in this case.”

“The building is really nice. I like how clean it is and the amenities offered, the management is so kind I just regret not leasing a unit with 2 bathrooms instead of 1 bathroom only.”

“A very, very bad experience and a brutal way of dealing with customers. When I went, they asked me to pay the money in advance, to stop completing my services, and this is strange, the first time I encountered something like this.”
