While the location is great and the security team is very polite and professional the living conditions are severely impacted by a constant fire alarm, pervasive cooking smell from neighboring units that permeates into my apartment, poor circulation in the apartment and AC unit that doesn't work properly.
The building's ventilation and exhaust systems are clearly inadequate and fail to extract odors properly. Despite multiple requests, management has not provided a structural fix for this reverse air flow.
AC in my apartment isn't cooling properly, never target the temperature and the auto mode fails to switch off. I have reported this to building maintenance multiple times, but the issue remains unresolved.
I would also like to express my concern regarding the common area AC units. Only 2 AC units out of 4 are working and on some corridors only 1 unit is working out of 4. The corridor and elevators is consistently uncomfortably hot and stuffy, which makes walking to the apartment very unpleasant.
Potential tenants avoid this building if you value basic comfort and a responsive property management.”

“I moved into this building because the apartments are spacious and the building is relatively new. However, after living here for some time, I have been quite disappointed with the overall experience.
As a family with two young children (4 years and 1 year old), one of our biggest concerns is the children's play area. It is designated for children under 10 years old, yet there are frequently much older children using the area, riding bicycles and playing roughly, making it unsafe for younger kids. Unfortunately, there is no management or security presence to enforce the rules or ensure the safety of the smaller children.
The play area timings are also very inconvenient. During the hours it is open, the weather is often too hot for children to play outside. By the time we return home from work and want to take the kids there in the evening, it is already closed, which defeats its purpose for working families.
Parking is another major issue. The parking layout is confusing. Even worse, my parking space is fully exposed to direct sunlight. I own a large, expensive vehicle, and it is disappointing to see it sitting under the harsh Dubai sun every day. I have always had basement or shaded parking in previous buildings, and I genuinely believe the constant heat is now affecting my vehicle. The management offers shaded parking only for an additional AED 6,000 per year on top of the rent, despite many shaded spaces remaining vacant. Providing shaded parking, or at least making better use of the empty shaded spaces, would greatly improve residents' experience.
The swimming pool is another disappointment, as it often appears dirty and not properly maintained.
Although the apartments themselves are spacious, the bathroom design is poor. The master bathroom is surprisingly small and offers little improvement over the guest bathroom—in fact, the guest bathroom sometimes feels larger.
Despite being a new building, we have already experienced several drainage issues, and we have also had problems with cockroaches, which is concerning for a newly constructed property.
Another inconvenience is the lack of a car wash service. This is the first residential building I have lived in within Dubai that does not have a car wash provider available for residents.
Overall, while the apartment sizes are a positive aspect, the lack of proper facility management, maintenance, and resident-focused services significantly affects the quality of living. I hope the management takes residents' feedback seriously and addresses these issues, as the building has good potential but currently falls short in many important areas.”

“The reason I selected 1 star is there no negative ones! I moved to building 4months ago at rent of 72k per year for 1bhk 800sqft. After 4months and constant complaining, there is water drainage problem on bathroom and take 2min shower extra and water pops out of all drains in home. Kitchen sinks leaks and drain water sounds all around home. There is constant fire alarm at uneven hours like 2AM. The amenities like swimming pool is open recently and it’s not properly cleaned and sauna and steam are not opened yet! Management threatens you as if you are staying for free!”

“Worst-managed building I have ever seen in my life. It has been 5 months since tenants moved in, yet till date there are no car cleaners, the swimming pool is still not operational, and even the steam and sauna facilities do not have any operating staff.
On top of that, the caretaker named Shankar is one of the worst people to deal with.
Dubai Police has been called to the building premises multiple times because of their continuous lies, yet the management still does not seem to care at all.
Lastly, the fire alarm goes off almost every day at odd hours, sometimes even at 2 or 3 AM, causing major disturbance to residents.
Guys, please don’t get carried away by the 5-star reviews for this building. Most of them are either paid reviews or have been posted by the building management themselves.”
