“WARNING: Do NOT rent in this building. I am currently living here and this has been one of the worst rental experiences I’ve had in Dubai. The management is highly unprofessional and completely negligent when it comes to maintenance. I have repeatedly complained about defective living room windows and balcony doors to multiple staff members including Arun & Shivangi . Nothing was fixed. No accountability. No urgency. During the recent thunderstorm, the exact issue I reported turned into a disaster — rainwater flooded my apartment from the windows and balcony doors. This was not minor leakage — it was severe enough to: Damage my carpet Damage my sofa Leave water spread across the entire living area This clearly shows they were aware of the issue and chose to ignore it. Even in an active emergency: Calls were not answered Messages were ignored No one showed up to help This is not just bad service — this is complete failure of basic building maintenance and tenant safety. You are paying high rent here for: Zero responsiveness Poor construction/maintenance quality No emergency support I am now proceeding with formal escalation and legal action for damages and negligence. If you value your money, safety, and peace of mind — stay away from this building. There are far better-managed properties in Dubai. This place is simply not worth the risk. I would request DUBAI MUNICIPALITY, DUBAI LAND DEPARTMENT & RENT CONTROL DISPUTE to do something for tenants because the tenant is paying so much of rent and then getting harassed by the building management like this . Owner of the building ,I think doesn't know what SBK is doing with the tenants.”

“I entered here in this building for marketing for saleing saloon memberships card from tenants behaviour to security everyone behaved with me soo badly specially the watchman's are cruel instead of listening to any person they just speaking by the there own I have such a bad experience with me 😡🤬😞”

“This building has 24 floors, one mix pool and seprated gym for ladies and gentlemens in 2nd floor, there are one supermarket and 2 restaurants and one cafe for shisha next to the entrance (same building). very good and fast maintenance. 6 elevators, 2 parking space for each flat. Big balconies. views are mamzar and city, both are really beautiful in day and night!”

“The building was designed for 3 beds plus maid apartments. 6 elevators for 6 flats per floor is convenient. Two parking spots per flat. Security is round the clock and watch the parking gates every night. Mr Mattar made the best 3B building in the neighborhood.”
