Sama Jaddaf Building is an apartment building in Al Jaddaf, Dubai. The nearest Metro is Al Jadaf, about 15 minutes on foot. Within 800 metres there are 4 places to eat, 4 shops and 3 parks and gyms. On foot it rates as walkable.
“Very disappointing experience living in this community. The mobile application is useless and never works properly, and the customer service number is impossible to reach when no one answers. The security staff have shown bad behavior on multiple occasions and are not professional. The gym is extremely small, smells bad, and closing at 9pm is unrealistic for residents who come home from work around 8pm. There is zero cleaning in the sitting areas, and the parking is full of birds constantly making cars dirty. On top of that, there is too much dust inside the parking. Overall, the management seriously needs improvement.”

“In this buidling summer is different.
Its outside and inside at the same time. This is inside the apartment and in the corridor no matter how much you turn-on the A/C.
If you are planning to use both bedrooms, one of you will not get less than 24-25 degrees.
Also, be prepared for a nice DEWA bill.
It is not a maintenance issue, units are under-sized.”

“if I could give 0 stars, I would
This has been one of the most frustrating rental experiences I've ever had.
The biggest issue happened when I was moving out. Apparently, tenants are required to sign a cancellation form at the Sharjah office two months before the contract ends. If you don't, you're charged a ridiculously high penalty fee. The problem is that this requirement was never clearly explained to me.
To make matters worse, I received a call only one week before my contract ended informing me that I actually had to move out 4 days before the contract end date to avoid additional penalties. Why wasn't this communicated when I visited the office? Why isn't it clearly stated in the contract? Expecting tenants to know this without properly informing them feels completely unfair.
The building itself is also poorly managed. Security seem to be present only to sit at the desk rather than actually do anything. I've experienced water leakage issues, and the maintenance team is largely ineffective. I spent weeks calling and emailing multiple departments and over 10 different contacts just to resolve a parking issue. In the end, security was able to solve it, despite previously telling me they couldn't do anything.
This raises a serious question: what exactly are residents paying maintenance fees for? Basic issues take endless follow-ups, communication between departments is terrible, and residents are left to figure everything out themselves.
I would strongly advise anyone considering this building to read every clause carefully and get every move-in and move-out procedure confirmed in writing. Otherwise, you may end up facing unexpected fees and unnecessary stress.”

“Our experience living at Sama Al Jadaf has been extremely distressing and deeply concerning from both a health and safety perspective.
Since late 2025, our family experienced persistent mold odor and increasingly poor air quality inside the apartment, which resulted in serious health issues including breathing difficulties, chest congestion, allergy-like symptoms, nausea, sleep disruption, and respiratory irritation affecting both adults and children.
The situation became so severe that on May 7th, 2026, we were forced to flee the apartment urgently because we could no longer breathe normally inside the property. We are currently paying for temporary accommodation while trying to manage the physical, emotional, and financial consequences of this situation.
Despite the seriousness of the matter, we have struggled to receive proper responses or support regarding the condition of the apartment and building.
Our annual tenancy contract remains active until August 10th, yet we have already been forced to leave the property for the sake of our health and safety. Most of our furniture, clothing, and personal belongings are still inside the apartment, and a large portion of our possessions have been damaged and contaminated by mold exposure and persistent odor.
Unfortunately, the issues extended beyond our apartment. Many residents in the building have also raised concerns regarding poor hygiene and maintenance standards, including dirty corridors and elevators, foul-smelling garbage areas, pest concerns, poor ventilation in shared facilities, and serious cleanliness issues in common areas.
We strongly encourage future tenants to carefully inspect the property, ventilation systems, and overall maintenance conditions before signing a lease.
We sincerely hope management takes these concerns seriously and prioritizes the health and safety of residents moving forward.”

“TERRIBLE! spent one year there and couldn’t wait for it to end. very dirty, bare minimum maintenance. Leasing company just as bad. if you have any issues you have to drive to sharjah to speak to someone and when you get there they put no effort to assist you. They didn’t clean the building windows ONCE. pure filth”
