“We purchased an apartment in the second project by Samana (Phase 2), not the first project. Construction is currently not yet completed and there are significant delays in construction progress. Additionally, we find the communication difficult, as responses sometimes take a very long time. The photos uploaded here relate to our project (Phase 2) and serve to illustrate the current status.”

“I am an owner of an apartment in Samana Waves, and my experience with this project has been extremely disappointing. At the time of purchase, the project was marketed and sold as a single building, which was a key factor in my decision. Only after the purchase, the developer decided to construct an additional building (Samana Waves Phase 2), which now significantly blocks the view, natural light, and privacy of my unit. This fundamental change was not clearly disclosed at the time of sale. I was supposed to receive my keys almost a year ago, however the handover has been continuously delayed. Construction progress is very slow, and no clear or reliable completion timeline has been communicated to buyers. Due to these prolonged delays, when I attempted to make a scheduled payment, the escrow account linked to the project was blocked, making payment impossible. Instead of properly resolving the issue, the developer redirected me to pay through an online link to a corporate account, which raises serious concerns for an off-plan project. At the same time, the developer applied penalties caused by their own operational issues, including delayed payment handling. Despite raising multiple formal requests over more than one year, these penalties have not been removed and my emails are consistently ignored. Due to the lack of resolution regarding project delays, escrow compliance, unjustified penalties, and material changes to the project layout, I am now escalating this matter with the Dubai Land Department (DLD). I strongly advise potential buyers to be extremely cautious and to carefully verify construction plans, future phases, escrow status, and after-sales support before investing in this project.”
