About Sultan Ahmed Nasser Lootah (Maroon Building)
Sultan Ahmed Nasser Lootah (Maroon Building) is an apartment building in Al Nahda, Dubai. Al Nahda Metro station is a 30-minute walk. Within 800 metres there are 26 places to eat, 24 shops and 13 pharmacies and clinics. On foot it rates as very walkable.
“Very poor building maintenance and safety standards. The AC does not work properly, plumbing issues are common, and maintenance requests are not handled seriously. A fire happened just one day ago, and from my experience, there were no alarms going off and no visible fire suppression response. This is very concerning for residents. The flats and building need urgent inspection, no proper maintenance, no working fire alarm systems, no working sprinklers, and bad management. I would not recommend staying here unless these serious issues are fixed.”

From Google Reviewers
Each card is a real, public Google review of this residence, sorted into our ten questions – answered only where the reviewer said something, and marked “Not answered” where they didn’t. “This is honestly the worst building I have ever stayed in. Thankfully, I only lived here for one year.
There were constant maintenance problems, and nothing ever gets fixed properly. People smoke on the staircase, and the lifts are out of service most of the time. It’s very unsafe for women.
The management is extremely unprofessional and seems to work only on bribes. For every small thing, they expect money. Calling the office is useless because no one answers. There is absolutely no safety or security in the building.
I sincerely hope the owner, Mr. Nasser, looks into this and maintains his property properly. The fire sprinkler system inside the apartment does not work at all. Once there was an actual fire in the building, and the sprinklers didn’t activate. There are no security cameras, and even the building entrance ceiling once collapsed — they just stuck it back using plastic tape.
Although the building is supposed to be for families, there are many bachelors staying in partitions and bed spaces. The building constantly smells bad — like waste or strong cooking smells.
Management is a complete mess. The building manager, supervisor, and even office staff are staying inside the building in bed spaces along with the security guards, parking are sold to outsiders and monthly rental of 500 AED even people staying in Bedspaces have their cars and parking so there is no space. It’s impossible to understand who is actually in charge. One Indian staff member is extremely money-minded; even for a tenancy contract, he asks for extra cash and negotiates like it’s a market deal.
When I once went to complain, I found the same person who sleeps inside the security room is the so-called “building manager.” If the management itself is sleeping 4–5 people in a tiny security room, you can imagine the rest of the building.
Location is good, but the building is not maintained at all. Anyone staying here, please be careful — especially with safety issues like fire sprinklers and the broken entrance ceiling.
The only positive thing: the Pakistani security boy is polite, responsible, and helpful. He is the only decent part of the entire management setup.
Overall, this building is unsafe, dirty, badly managed, and full of problems. I do not recommend anyone to live here unless the owner completely changes the office management.”
