“- - - About the building The building itself is quite good. The finishings are very good. The windows are the best quality I’ve seen in Dubai. The doors are also nice. Marble furniture tops in the bathroom and kitchen. Plus, it’s a rare find in Dubai, with closed kitchen. The maintenance is super nice. They always clean the building. Even the garbage room is clean. The pool and gym are also nice. The staff is very nice and always helpful. We honestly enjoyed being inside the apartment. Important : Virgin internet router with sim card not working AT ALL in this area. Get optical fiber internet instead. - - - About the area The area is bad. Dirty, Air quality is extremely poor (compared to Town Square, Motor City, Discovery Gardens, etc.) The positive thing is that there are good restaurants for cheap price, also barber shop, and other services. - - - About Rocky Real Estate: For 2.5 years, we rented the apartment trough them, and left 6 weeks ago. Since then, they didn’t cancel our Ejari, didn’t return our extra cheque, and there was ZERO guidance about the procedures. They have been ignoring our e-mails, for these 6 weeks. They don’t communicate with us. Moreover, they didn’t return our security deposit of 3000 aed. We left the appartment in immaculate condition. They made a report, and charged us EXACTLY 3000 aed for made-up things, just to make sure there won’t be any dirham returned to us. They charged us for : pest control, marble polishing, window nets which we left in perfect condition, cleaners (even after we actually paid 500 aed for cleaners, to make the apartment spotless). We had to come in person to their office, to settle all the above. They made us wait over one hour, and we finally got the cheque. During our stay, they were quite responsive and helpful. The problems happened only when we decided to leave.”

“So contrary to all the bad reviews, I have been staying in the building for the past 3 years, ever since it was rented out. I thought its time someone put a just and fair review!:) The building is managed by Rocky Real Estate, and overall, has a very good aesthetic, attention to details have been put into the apartments with good clean finishes and I feel this was deliberate since they wanted families to rent in this location and not be put off by the industrial vibe and locality. If you compare it to other apartments for the same rent, they offer poor housing, with horrible amenities with countless or similar problems. So the building fares better here. Now all the other poor reviews you see were actually true, I experienced them myself. But those were early on and the building was brand new at the time. The management however, is attending to those and it has gotten way better. There are still some issues, just like every other building.. but I have seen changes in the last one year and they are all good, when you complain they attend to the complaints and clear them. Security personnel are very nice in the building and quite helpful. The location yes is not the best, but its an area that is being developed. So its safe, the rooms are big, and the apartment generally is very nice. Well lit, airy and clean. That is if you overlook the surrounding area which is the industrial area and you cant expect a lot there. So all in all not that bad, yes the rent is high I would say for that locality. But since there is a budding e-commerce city next door, easy access to the airport, Festival City and all neighboring areas, is probably what places the building at a high index on RERA. Its a busy neighborhood, but not so bad, as people make it out to be.”

“Unbearable Fire Alarm Issues : Video Example of the unbearable sound, in the bedroom, when you sleep. I have been living in this building since December 2023, and the fire alarm system is a recurring nightmare. The alarms go off multiple times daily, often at inconvenient times like 10 am, 2 pm, and 7 pm – sometimes up to 7 times in a single day! For example, on May 9, 2024, the fire alarm had already gone off 7 times before 2 pm. Despite numerous occurrences and ample time to address the issue, the property management has done absolutely nothing to resolve it. The constant interruptions are disruptive, stressful, and unacceptable for tenants who expect basic functionality in their living environment. I strongly caution anyone considering moving into this property to think twice. Until the management takes responsibility and fixes this faulty system, I would not recommend this building to anyone seeking a peaceful and livable home ( especially if you have an infant or children).”

“This is the worst place you could ever rent. The whole building smells bad. Brand new building the elevator has not worked for one year. There was cracks in my walls for no reason. The shower was leaking into the toilet floor everytime i wanna have a shower. The fire alarm never stops even at like 2 am in the middle of the niigghhtt. And when I decided to leave the apartment, I left it in perfect condition as they gave it to me, but no they made me pay for painting again, pest control, fixing stuff that broke by itself. There was water leaking from the roof of the toilet. There was water leaking from my roof light in the living room, can you imagine that. The garbage room was disgustingly full of cockroaches. Rocky real estate is one of the worst real estate developers. They developed this apartment building in the middle of industrial warehouses, lots of pollution I used to check the oxygen level on google or like humidity and it says it’s not safe to be outside 😳. In conclusion do not rent here.”
