“Dear Owners’ Association,
It’s noticeable that cracks above us (balcony) and façade paint has faded. This should be addressed as soon as possible and there is no need to wait until the 2027 budget is approved.
Binghatti’s first trademarks include the orange-colored building which is part of the brand image. Right now, paint cracks are extending and even parts are falling down toward our balcony.
If you allow me to repaint the area, I can do it immediately. If not, please arrange for the issue to be repaired as soon as possible.

“Im seeing a lot of negative reviews about the inside of apartments, that has nothing to do with the management, more to do with tenants and owners who misuse the units, however as an owner who has both rented my unit and is now living in, in my 28 years in Dubai I couldnt be living in a better building.
Kaizen you guys have done a phenomenal job and I am happy to pay the service charges even though you guys charge a little extra for additional fixes every now and then. Some trees in the pool area would be amazing 👏 but props to how you have managed this building.”

“I've been in Dubai for couple of years and this is the worst building and experience that I had in my life. Even though being relatively newly-built, this building is literally falling apart. The walls are cracked, fire fighting alarms go on every couple of days and it's full of cockroaches, ongoing problems with ac, with heater, etc... Many apartments are sharing, which makes the safety here questionable, especially for ladies and families.
Kindly stay away from apartment 619 with Chinese landlord, as she wanted to take all my deposit for the maintenance that she organized and did in the apartment. It was very long and draining fight, and for that amount of money, you can rent anywhere around in much better building and to have peace.
As it's located on the highway, it's very loud, even during night as the isolation is very poor. The pool is in the ground floor, right next to the main entrance to the building, making it impossible to relax. Gym is very small, smelly and basic. They provide you with garage parking that is straight on the sun.
Overall, very unpleasant experience and would warmly advise to everyone to think twice before coming to this building.”

small and cozy building make it easy to manage and control
People here are friendly and the building is family oriented
And i feel it is in continuous improvement day after another
The view from the balacony is awsome
And also on the exit and entrance so i don't stuck in any traffic

“I’ve been living here for a while, and I’m extremely disappointed. The finishing in the units is horrible—light switches falling apart, bathroom fixtures coming loose, and overall poor workmanship. The fire alarm goes off repeatedly for no reason, sometimes lasting over 30 minutes, with no proper explanation or urgency from management. Speaking of management—they’re unhelpful and dismissive when concerns are raised. I was told the balcony was soundproof, but it’s incredibly noisy at all hours. Would not recommend this place to anyone looking for quality or peace of mind.
Another major concern is the overall environment. Many units have 3–4 men living together, which makes the building feel uncomfortable and not ideal for families or women living alone. I definitely would not recommend this building to anyone looking for a peaceful, safe, or high-quality living experience. The cleanliness is miserable. Corridors are dirty and infested with cockroaches, and routine cleaning seems to be ignored entirely.”
