What one reviewer said

“Lived in this building for 2 years. Location on the water is good but it’s a bit isolated. Luckily they opened a supermarket on the ground floor Amenities are very nice and views are amazing in the building Built quality is good compared to general market although we used to have rain leaking through the windows even after maintenance would try to fix several times One thing you should be aware of, jet skis and loud noisy cars. “I was planning to buy an apartment there, but after reading the reviews and speaking with current residents, I changed my mind. The building isn't even five years old, yet it’s already suffering from severe internal issues that you'd expect to see after 50 years. The management is useless, and the residents warned me that buying there was a huge mistake. I’m relieved I dodged that bullet.”

“Best views one can wish for. There are unobstructed sea views in every corner you turn. You can sea all landmarks of Dubai from your living room. From Creek Harbor skyline to burj khalifa, burj al arab, ain dubai, and even Atlantis, the royal in a clear day. High ceiling rooms and well managed building. The reception team is extremely helpful and friendly. It's a blessing to live in this tower. The quality of construction is very good for sharjah. However, in Dubai, you can find higher quality apartments for much more money and much less views. You choose! You have easy access to all offerings of Dubai and Sharjah as it's located on the border of both emirates. Jetskis sound can be loud during the evening, but it's not that bothering on higher floors towards Dubai. It's not allowed for Jetskis to come to the Dubai side of the beach. Some jetskis break the law and still come to the Dubai side and bother people with their jets' noise. I guess that's everywhere with Waterfront Living. The food trucks are a great lovely addition to this area. However, it gets very busy on Friday nights, and people wanna show their car engines power... which is again everywhere in UAE!”

“Unfortunately, the overall experience has gotten much worse over time. The staff is consistently rude and unprofessional from A to Z. The quality of the facility is very low…there are now cockroaches in the hallways and around the property. The outdoor area is dirty and poorly maintained. The parking area is badly designed, with no clear entrance or exit, everything going in one direction, and space for only one car. On top of that, it isn’t even asphalted. There are constant issues with the air conditioning, and the technicians do a poor job. The first six months were fine, but after that everything went downhill. Not recommended. And don’t even get me started on the outside area: if you’re not careful, you can easily get hit by a car there’s no sidewalk, and drivers speed through the area at day+night there are no Speed cameras nothing wild West here!”

“The building looks good from outside but once you stay it’s a pathetic experience. The fire alarms are never ending!! They start almost every alternate night and keep going on for a long long time disturbing you sleep and also during the day as well!! Jet ski and nearby loud cars and meetups make it even worse. And the building is way way overpriced!”

“Lablaj Tower, owned by Al-Thuraya Real Estate Company in Sharjah, is one of the most beautiful towers, as most of the apartments have a view of Mina Mezze Sea in Sharjah, and in front of the tower, those who love water skiing find their enjoyment. All services are available in the area.”

“The building facilities very good, sizes of the apartments massive. However one thing about neighbors and kids of this building too noisy, kids playing in the hallways. I have complained so many times to security to talk to neighbors, however neighbors they don’t care, they keep doing what they want. Parents have no responsibilities to take care of them kids. Building has no playground, not really family oriented building. Building managers so rude , they don’t know how to speak with people. So unprofessional. They keep changing the pool time ! Every week a new rule . Very very unprofessional people!”

“Its a beautiful waterfront building in Sharjah, from the high floors you can see the entire Dubia's land marks and skyline is absolutely amazing but one red flag here I notice is the crazy sound of jet skies right in front of the building. Its like a marathon of wild sounds after every 5 mins, otherwise its a peaceful place.”
