“The property is poorly managed. Last year, the bathroom tiles started falling off, and while some were fixed, it took over a month to get the job done. The water heater is broken and leaking through the bathroom ceiling and even through the light fixtures. It's been three weeks, and it still hasn't been attended to. Persistent water leaks in the basement lobby are also a problem, with a bucket almost permanently placed to catch the water, making it feel more like a rundown area than an expensive residence. Mold in the pool area was left unaddressed when I moved in four years ago, it took more than a year to get it sorted out. The lift buttons frequently malfunction, adding to the list of ongoing issues. Maintenance requests are handled slowly, often taking weeks or even months to resolve. The day security team rarely picks up the phone, with only the night security guard doing his job properly. Even when you manage to reach security, they just direct you to the head office, which is equally unresponsive. Calls and emails to the head office are ignored, and WhatsApp messages are seen but usually go unanswered for weeks. When you do get a reply, they direct you back to the front desk. The appointed maintenance company doesn't respond either. It's a never-ending saga. Overall, the building management is inadequate.”

“Joining other's negative reviews, hope if there a NO star rating
Never seen such poor and extremely annoying managment
Been a tenant for two years, commenced my lease agreement with very bad experience all the way till last day of my 2nd year, yet until last week only when i have received the refund of my security deposit which takes them 20 days to refund it
Unprofessional yet disrespectful managment, they don’t answer calls for days unless they feel so
They sell the visitors parking to other nearby buildings tenants
Poor maintenance system, and almost zero hygiene, as the corridor been cleaned in these two years 6 to 8 times with dirty
and smelly water which been highlighted to the building security
Security deposit is a history, as you will be charged for things
you haven't even have in your rented apartment, they will hire a facility managment company to do the final inspection in order to share with you a comprehensive report
Building facility most of the time are out of order, such as gym and swimming pool
make sure at the move in date you do a detailed inspection with recorded evidence”

“NEVER EVER STAY HERE!
The management is Very POOR and will SCAM you with your Security Deposit
Similar to earlier REVIEW HERE, you MUST take a very detailed inspection of the apartment that was hand over to you as they will rip you off and charge everything once you Move out. DONT expect for even assistance on Maintenance as it NEVER exist here. Security will tell you they never DO and coordinate with management. And it will never be actioned unless you agree for a Paid Maintenance Service. Everything should have been on detailed written agreement on what is the coverage of their Maintenance
They have done the Apartment Inspection without my presence and charge everything from my Security Deposit , i found that report was absolutely Wrong. You have to raise and spend ALL of your time fighting for this and it will exhaust you.
Everyone is lying from the Security to the maintenance and to the management. You wont get any clear answer
NEVER EVER CONSIDER MOVING IN THIS BUILDING!!! This review doesn't deserve a star”

“AVOID THIS BUILDING - THEY WILL KEEP MOST OF YOUR DEPOSIT
Avoid this building, the moment you give them a deposit you can say bye to it. The day you'll move out, they will try to keep as much as they can from your deposit. They will charge you for things that don't exist. For exemple, a few days before leaving 1 light bulb broke, I was ok to be charged for that light bulb... One week after moving out, they told me it wasn't the light bulb, it was the whole lamp + the socket + the wires etc... of course it was a lie just to steal money from my deposit.
The manager Muhammad is completely useless, never answer the phone or text messages, the lack of professionalism in this building is outrageous.
The maintenance in the building is really poor, the swimming pool water is dirty, the water is always blurry. The gym, a lot of equipments are broken, they don't replace them and it's really dirty.
Avoid that building at all cost... I wish I could give 0 star but 1 is the minimum.”

“I have lived here for 1 years, but exiting service was terrible. Deposit cheque was completely gone by I inspection. They even deposited my rent cheques for next month after I vacated the apartment. Now I m sending emails to get my cheques back no response.”

“Maintenance is very poor.
You forget the security deposit.
Security gards are really very helpful and polite.
I stayed for 2 year and next year I was planning to renew but no one was interested in do the maintenance. It is very poor management.”

“Never ever go to this Apartment. If in case you are going to this Apartment, Please take video of each corner and have it as a proof in email and send email to management as a proof. This is a scam they are doing by telling all maintenance was done, but they give us the apartment with small damages( which we wont observe). However while going out, they do complete maintenance and charge us huge amount for those small damages which was already existing while we moved in.
I don't understand, by Stealing people's money, what they are going to get??????????
Not only that maintenance is very poor, they wont attend complaints. management simply points that security will take care, but it will be a loophole, security will tell the same and will cheat us to the core.
When i moved out, they charged me around 3K, that too the inception team will come after moving out and there wont be proper co-ordination, so that the inspection should be done in the presence of the tenant. but this never happens. This is simply a scam.
I don't want to give even a single star for this bad management(Ocean Estate Company). Better be cautious and careful while moving in and out.”

“I have lived in the building for two years. After moving out, the landlord deducted almost all of the deposit for damages that were not caused by me. One of the lifts was broken for most of the time.
Be careful when renting an apartment - take video record of every single damage (leaking shower, mosquito door, etc) as the landlord will make up some crazy expenses and will deduct them from the security deposit.”
