“Security deposit of AED 3500. After move-out, I was offered AED 642 with multiple charges including painting, cleaning, and maintenance. The apartment had several issues at move-in (AC not working, toilet issues, cleaning concerns), which were reported. The overall building condition was also poor, with maintenance and hygiene issues affecting common areas and balconies. The list of charges appears to follow a standard pattern, and I believe similar charges may be applied to other tenants. Photos of the apartment at the time of handover are attached. Despite providing evidence, communication has been delayed multiple times. The move-out inspection was completed and signed, however additional charges were later introduced. The pictures are showing apartment at handover.”

“⭐ 1 Star – Extremely Poor Building Condition & owner Management I lived in this building and left, and I strongly advise others to reconsider before renting here. The building is in extremely poor condition, and despite repeated complaints, the owner refuses to invest in proper maintenance or improvements. Here’s a summary of the ongoing issues during my tenancy: Filthy hallways and elevators: floors are consistently dirty, never properly cleaned. Garbage left piled on the 4th floor for days without being removed. Unhygienic pool and broken gym equipment that are unusable. Persistent bad odors in common areas. Cockroach infestations throughout the entire building especially balconies, which are also infested with pigeons and poop of pigeons. Balconies are a health hazard – dirty, smelly, and infested. In addition to the horrible condition of the building, the owner has a reputation for not returning tenants’ security deposits. It is common practice here to create unjustified deductions from the deposit at the end of the lease to avoid paying tenants back what they are owed. This building is owned entirely by one landlord, which makes this even more concerning, as there is no accountability or willingness to improve the situation. This needs to be raised to the Dubai Land Department, RERA, and relevant government entities, as this behavior goes completely against Dubai's tenant protection laws and real estate standards. Dubai deserves better, and so do its residents. Until action is taken, this building will continue to reflect badly on the city's high standards.”

“From my experience, this building is very poorly managed and badly maintained. Common areas are often dirty, and there’s a persistent cooking-odor issue throughout the corridors. Pest control is inadequate. I’ve encountered cockroaches in the building more than once. The gym has been out of order for years and the pool frequently looks poorly maintained, cloudy water and general neglect that raises hygiene concerns. What makes it worse is the lack of response from management: complaints are acknowledged but not acted on. If you value cleanliness, working amenities, and responsive management, stay away from this building.”

“Thieves in suits. I lived in Binghatti Pearls for 4 years. Mr. Nabil answered maybe 2 out of dozens of maintenance complaints. The security guard used to work more than him. And when it came time to move out, this guy deducted 2.5k out of a 3k deposit…. For issues that they did not fix or even respond to during our tenancy. When i asked him for clarification, he refused to show inspection report until I threatened to go to RERA, and even then this guy called me and said “you can go to RERA and do whatever you want, i don’t care” Funny how they are still in business. I let them keep even the remaining 500 as it was insulting to take that money, seems like the man needed it. All these people will answer to God one day. Binghatti Pearls, if you are reading this, please take advice from a fellow homeowner, and get rid of these guys. The reputation loss is not worth the extra 2k that these guys are scamming people for.”
