“In my 12 years living in Dubai. this building is the worst ever I have stayed. Please do not stay here. They dont have AC for couple of months in entire building, this time there is no water and we have to buy mineral water so we can wash. ! additional, they have increased the rent price into 110k per unit and removed the chiller free! they are too greedy! but the whole problem of the building cannot even fix immidiately. !”

“I strongly recommend everyone to please think thrice before deciding for this building. I am finishing one yr here and now looking out because
1- Maintenance is the worst
2- ACs are not working properly for almost 3 months and no one listens to the complaints
3. Rent has been increased by 31% in one year which is not legally allowed
4. Most of the equipments in gym are not in the working condition”

“I am utterly appalled and infuriated by the sheer incompetence and blatant disregard for tenants exhibited by Sand Dunes Apartments and their managing entity, GAZAL REAL ESTATE BROKERS L.L.C. Their level of mismanagement is not just shocking but is, quite frankly, an affront to basic human decency and living standards.
Summer, a time meant for comfort and relaxation, has been turned into an unbearable nightmare for the residents of this building. For over two months, we have been subjected to sweltering heat because the air conditioning system is as effective as a fan in a furnace. Despite repeated complaints and pleas for intervention, our cries have fallen on deaf ears, met with apathy and inaction.
But the horror doesn’t end there. The building is a breeding ground for health hazards. Mold, that silent killer, creeps along the walls, a testament to the damp and neglect that characterizes Sand Dunes Apartments. It’s a toxic environment, both literally and metaphorically, where the air is as thick with spores as it is with the residents’ collective frustration.
And as if to add insult to injury, we share our living spaces with cockroaches. These unwelcome guests roam freely, a stark reminder of the filth and squalor that has come to define our existence here. The pipes, corroded and neglected, spew water that is sometimes as dirty and yellow as the ethics of the management company.
GAZAL REAL ESTATE BROKERS L.L.C., under whose ‘care’ Sand Dunes Apartments languishes, has shown an astounding lack of professionalism, empathy, and basic human decency. Their neglect is not just a failure of service but a betrayal of trust, a slap in the face to every tenant who believed they were securing a safe, comfortable home.
I implore you, for the sake of your health, peace of mind, and dignity, stay as far away from Sand Dunes Apartments as possible. There are a myriad of housing options available that offer not just shelter, but the respect and care that every human being is entitled to. Sand Dunes is a monument to mismanagement, a place where comfort, safety, and peace of mind go to die. Every brick, every drop of paint is tainted with the silent screams of those who have suffered under the oppressive weight of neglect and indifference.
In the vast landscape of housing options, anything - and I mean anything - is infinitely better than subjecting yourself to the hellish existence that is life at Sand Dunes Apartments. Consider this not just a review, but a dire warning. Your well-being, your very life, is too precious to be gambled away in the cesspool of neglect that characterizes this forsaken place.”
