“This review is based on a 15-month tenancy period in a middle-floor 1-bedroom flat facing The Beach by Meraas. Where to begin? The cooling in most flats is insufficient, which is odd given the building's beach-facing location. There is always one AC less than the total number of rooms, so if you reside in a 1-bed as I did, there is an AC for the bedroom but not one for the living room. The air passes through a duct to the living room, but by the time it gets there, the flow is weak and the cooling is insufficient especially in the peak months of summer. The build quality is reasonable, although what this means varies from unit to unit. Some of the 2-bedroom units facing the ocean get flooded…”

“I would not say anything bad about the building, is decent but the receptionist Diba is so rude and not doing his job properly. From day one when I arrived, he showed a bad attitude by not being useful and answering my concerns.”

“Worst management ever. Absolutely disappointed with the management here. The manager, Kirsty, doesn’t even bother to provide basic facilities for the security staff — not even a fan in this unbearable summer heat! It’s unacceptable and shows a complete lack of concern for the wellbeing of people who work long hours to keep the place safe. Basic comfort and dignity for staff should be a priority, but clearly it’s not here.”

“The worst building I've ever lived in. I've been living in Dubai for over 6 years. All the houses were fine, but this building is just 'garbage': cockroaches everywhere, stink, beggars. The guys who maintain the building are incompetent, don't know the rules and Sharia laws. Security or administrators are very lazy about residents' issues, lifts constantly don't work, windows haven't been cleaned in years, parking smells like human waste. The head of security is incompetent in residents' matters and solving housing issues, maybe 'back home' such treatment is acceptable, but not here. A separate headache is the barrier gate that never works. And yes, Talabat and Careem couriers get to the building quickly, but wait 30 minutes downstairs to get permission to enter. I urge you not to rent or buy any apartments here. Air conditioning cleaning is useless, moths and cockroaches the size of pumpkins still get in. Cleaning the gutters is useless - clogged every day. Subhanallah, I hope not to end up here again. The pool is freezing at any time of year. The changing rooms smell like urine. And when my son lost his bicycle, these 'very smart' administrators couldn't even find the camera footage - so it's not safe. I would have given it minus 10 if I could.”
