“Emirates properties (Arjan circle) is a perfect example of how NOT to manage a residential building. The management is shockingly incompetent, disrespectful, and clearly does not care about tenants at all. This place feels like a trap rather than a home. The parking situation is beyond ridiculous. Only one parking slot per apartment is allowed, and if you own two cars, you are basically punished for it. Once a car is parked, you are stuck with it. You cannot freely change cars, and management does absolutely nothing to solve this issue. This is not just inconvenient — it is pure negligence. For a building demanding high rent, this is an insult to tenants. The services are terrible. Maintenance is slow, lazy, and unprofessional. Requests are ignored or delayed, and when something is finally done, it is often done poorly. It feels like management is doing tenants a favor instead of fulfilling their basic responsibilities. What makes everything worse is the arrogant and disrespectful attitude of the management team. They do not listen, they do not communicate properly, and they treat tenants as if they are worthless. There is zero respect, zero accountability, and zero professionalism. Complaints are brushed off, and concerns are met with cold, dismissive behavior. The rent is extremely high, yet the quality of life is extremely low. There is absolutely no value for money here. You pay premium prices for cheap service, bad management, and daily frustration. I strongly advise anyone considering Arjan Circle to stay away. Do not be fooled by appearances. Living here means constant stress, lack of respect, and dealing with a management team that clearly should not be running a residential building. This place deserves serious attention from authorities, because tenants are not being treated fairly or professionally.”

“The management is bad and uncooperative. The entire building was cleaned by a young boy no older than 17. Cleaning the exterior glass once a year Parking is limited to one space per apartment (2 bedrooms) When we bought a new car, they asked us to pay money to register the car at the parking lot. They raise the rent price every year But the security guards are friendly, qualified, very dedicated, always available, and helpful.”

“Building are 6 month old. Everything new. Big space. Good watchman and security man. No pluses anymore which I can find there. I’m living in UAE for 11 years.And for all my experience here ,it’s a first building with the most horrible maintenance and management . I’m living in 2 bedroom apartment with no AC for 3 months!!! 3 months!!! Good that outside it’s a winter. And until today no one came and fix it. Even if you will call to them everyday, nothing will change. There is no visitors parking! There is no any available parking around. For 2 bedroom you will have only 1 parking . Anyway,whoever wrote here good reviews, was so impressed from the beginning , same as me. . . Try your best to avoid this building! And don’t believe anything what management there will tell you. They are rude and unprofessional.”

Here’s a breakdown of my personal experience and the key reasons I would advise others to stay away: 1. Goodbye to Peace and Quiet – Day or Night One of the most frustrating issues is the constant construction noise from a massive tower project right next door. Whether it’s early morning or late evening, the drilling and banging never seem to stop. If you value rest or work from home, this environment will not allow you to sleep or concentrate. 2. Parking is a Major Headache While the building may provide parking for residents, visitor parking is virtually non-existent. Guests will struggle to find any nearby space, often forced to park far away or risk fines. This is a recurring complaint from both tenants and visitors. 3. Poor Management by Emirates Property Dealing with Emirates Properties has been a deeply disappointing experience. Communication is unprofessional and slow, and tenant concerns are often brushed off. There’s a clear lack of interest in maintaining a good relationship with residents. 4. Unfair Deposit Deductions When it’s time to move out, be prepared for Emirates Property to deduct at least 50% of your deposit — often citing reasons from an inspection report that seems exaggerated or simply inaccurate. Tenants feel powerless, and disputes go nowhere. 5. Only Security Staff Deserve Praise To be fair, the security personnel are the only bright spot in the building. They are respectful, helpful, and responsive. Unfortunately, their professionalism doesn’t reflect the attitude of the property management. 6. High Turnover – A Red Flag One of the most telling signs of poor living conditions is the large number of tenants who leave after just one year. That alone speaks volumes. When a building fails to retain residents, there’s clearly something wrong. Final Verdict: Not Recommended In summary, while the building might appear attractive on the outside, the reality of living here is full of daily stress, noise, and frustration. Between the terrible management, noisy environment, parking issues, and unjust financial practices, this property does not offer peace of mind. My honest advice: stay away from the Arjan Circle Building. There are better-managed, quieter, and more tenant-friendly options in the area.”

“Parking Issues I have been living in this building since July in a two-bedroom apartment, and one of the biggest issues is the parking situation. Despite having a two-bedroom unit, I was only given one parking spot. When I contacted the management via email to address this, I received no response. I followed up with a reminder, but again, no reply. Even when I reached them by phone, there was no real solution provided. It’s highly frustrating to live in a residential building with inadequate parking and no proper communication from management. Management & Communication The lack of responsiveness from the building management is unacceptable. Emails go unanswered, and even phone calls provide little to no help. This makes it very difficult to resolve issues or get any support as a tenant. Overall Experience The building itself may have good features, but the parking issue and poor management significantly affect the living experience. If you own more than one car or expect responsive management, this might not be the right place for you. Would I recommend this building? Not unless these issues are resolved.”
