Arjan is a mid-rise apartment district inside Dubailand, west of Sheikh Mohammed Bin Zayed Road and reached off Umm Suqeim Street. The Miracle Garden and Butterfly Garden sit at its centre. Almost all the housing is freehold apartments, studios to three-beds, put up block by block by a long list of different developers.
Rents undercut Al Barsha and Motor City for comparable space, which pulls in younger tenants and buy-to-let owners, and both Al Barsha and Dubai Hills are a short drive. The drawbacks are the ones any young district has: no metro, plots still under construction next door, and building quality that swings widely between neighbours.
