Elwishy is an apartment building in Dubailand, Dubai. There is a gym. Within 800 metres there are 6 shops, 3 places to eat and 2 parks and gyms. On foot it rates as some errands on foot.
“I will keep it simple, location is really good. Unfortunately it is managed by unprofessional people. They illegally deposited cheque that they were supposed to cancel and return to me, and they still didnt refund my deposit. Its been 4 months since i left.
I really recommend that you think twice before renting here, the quality of the building and the management are embarrassingly low.”

Each card is a real, public Google review of this residence, sorted into our ten questions – answered only where the reviewer said something, and marked “Not answered” where they didn’t. Reviews written in other languages are shown in English and labelled. These come from Google, not from verified residents, so they count for only a small part of the HT Score, never as much as a real resident review.

“Reading all the reviews I would say all one star are true and correct to the best of my knowledge I lived here for the two years and given the time I would've moved immediately when the lease expired
They manipulated sending the notice of rental increase 3 mos prior to expiry we all know this isn't true and theycannotl provide proof of email but manipulated printed document copying my email address they don't even have a record of my email had I not contacted them for renewal..
They even caused a scene entertaining inquiry for new tenant cuz they have a rude male egyptiy receptionist. My friend end up calling the police for him to apologise.
The issue about the water pressure is true. I lived at 603 and multiple times I complained about it.
The security on my second year was the worse. Uncooperative, illogical at times and has poor social skills.
Luckily I got my refund after constant follow up.
If you have a better choice, don't ever choose this building. Location wise it's good, management is worse, security is a nightmare & the fire alarm is a constant nuisance.”

“I rarely write reviews, but after three years of dealing with Elwishy, I feel obligated to share my experience so others are aware.
My tenancy was filled with stress, unfair financial practices, and extremely concerning incidents.
Over the three years, there were unjustified annual rent increases that did not align with Dubai rental regulations. I was also charged renewal registration fees at every renewal, which should not have been imposed on the tenant in this manner.
One of the most alarming incidents happened when I was locked outside on my own balcony due to poor-quality door locking materials. I repeatedly called security for assistance. Instead of contacting the police or civil defense, they brought two other tenants, forcibly broke the door, and handled the situation in an unprofessional and unsafe manner.
After that traumatic experience, instead of acknowledging the faulty materials or taking responsibility, I was pressured to pay AED 2,000 to replace the door — effectively covering the cost of their poor-quality installation and mishandling of the situation.
The final disappointment was the withholding of my security deposit upon vacating the property, without valid or transparent justification.
What should have been a simple tenancy turned into three years of manipulation, financial pressure, and emotional distress. I strongly advise future tenants to document everything, know their rights under Dubai rental law, and proceed with extreme caution.”

“Be careful with your security deposit with the management. It might never be returned to you at the end of your contract. For 1 month now, I have been going back and forth with them to get back my deposit. They charge me for services I have already done after vacating the apartment( painting and cleaning) hence, my deposit is still with them and they don’t want to give it back.
Update: still haven’t received my deposit 2 month after moving out. Painting was done and cleaning was also done, but still charged me.”

“One star is actually generous. We lived in this building for two years because of its location. The first few months were good, things went bad when they changed management i guess.
The fire alarm is so sensitive it goes off more than 5 times a day, sometimes in the middle of the night.
Water pressure isn’t good- we had to complain so many times about it and was told we were the only ones with such issue, why? Does the rest of the building don’t shower?
Nothing was done with the pigeons scattering poop in the parking area. It’s disgusting.
They charged us so much for ejari, charged extra for admin fees, charged so much for maintenance fees when the floors of the hallways smelled bad, the elevators were dirty most of the time, the gym was always in chaos.
There was a tenant one floor down from us who complained about a leak in their unit that they were not able to resolve. They came to our apartment multiple times, removed the tiles and toilet from our bathroom, left it unfinished for two days and did not even fix them properly after. Poor maintenance for something we paid a thousand dirhams for. No apologies, no nothing.
When we have finally left, they deducted sooo much from our deposit and charged us 900 to repaint the apartment when we have retained the original paint, 500 for deep cleaning when the apartment was not cleaned prior to moving in, we had to clean it ourselves.
Dealing with the management is a nightmare!
Update on this post:
It has been a month since we moved out and they still have NOT refunded our deposit saying that the person who’s supposed to approve releasing the funds have not come to the office. How convenient!”

“It was a bad experience, the worst residential experience I've had in Dubai. Worst management possible. The style is disgusting. First thing: if you have insurance, they take it from you for no reason. Second thing: the building itself is annoying and the room walls have no insulation - you hear your neighbors' noise and everything, there's no peace. Third thing: there's a shortage of water in the bathrooms in the morning and evening. Fourth thing: their AC breaks down all the time and gets too hot, and the kitchen drawers are poor quality and break constantly. God willing, I won't repeat this experience again with any building called Al-Wishy or with any management like this building's.”

“Nice building. Security and other amenities are good. There is a decent swimming pool which is well maintained. Tenants have access to the gym which has enough space but not enough variety of equipment. Maintenance services are great. The security is very pleasant and welcoming. Available only studios and 1BHK apartments.
Only downside for me are that they have used damaged tiles to the floor and walls being bit thin.
One of my concern is that the building is managed by a badly reviewed management company. But due to the owner providing the maintenance services, it's being very smooth so far.”

“I won’t make any conclusions, just list the facts about the building. And yes, I’m still living in there and don’t plan to move out until the contract ends.
❌
Cracks in the walls after 5 months after handover
Smell from another apartment is coming to yours through ventilation system
Noise, you can hear everything is happening on the other side of the wall 🙉
Entrance door doesn’t isolate you from the corridor’s noise
Balcony door lets sand through
Prayers from the mosque 🕌 are waking you up at 4 am 🕓
Fire alarm 🚨 system is crazy, can wake you up at night if someone is cooking something
There were some water leakages from tubes but service team is friendly and cooperative to fix it
No big supermarkets in the area, so going for shopping to Silicon Oasis
✅
Parking 🅿️ is very neat and clean
Security guys are the best and very friendly
This side of the area is not busy, easy to come and leave anytime
Quality and apartment appearance is very nice
Good value for money 👌”
