About Avenue Residence

Avenue Residence is a development of three towers in Al Furjan, Dubai, with 99 apartments between them. The towers are Avenue Residence 1, Avenue Residence 2 and Avenue Residence 4, the tallest of them 12 storeys. Dubai Land Department files first list it in 2023. Three lifts serve them, roughly 33 homes each. Shared facilities include a swimming pool and a gym. Al Furjan Metro station is a 1-minute walk. Within 800 metres there are 14 places to eat, 6 parks and gyms and 4 shops. On foot it rates as very walkable. Registered rents start around AED 82k a year for a 1 bed.

“The building is beautiful and has great potential, but the cleaning and maintenance need serious improvement. Hallways and stairways are often not properly cleaned, while most attention seems to go only to the pool area. Because of this, the place looks much older than it really is. Also, communication with the security staff can be difficult since many of them speak very limited English. “We rented a 2bhk apartment in this building and are not happy with our decision. Many issues with the building inside apartment and common areas as well . Also kids play area and kidd and adult swimming pools are closed since end of march . Its been over 4 months now. Not even providing an estimated opening date! Would not recommend this building to anyone.”

“I've been living at Avenue Residences 5 by Nabni for a while now, and I'm really happy with my decision. The management team is always quick to respond and genuinely helpful. It is next to Al Furjan metro station which is a huge plus and the location is super convenient.”

I truly hope management will take this feedback seriously — with better cleaning and service, this building could be an amazing place to live. Dear management ! ! ! I would like to raise several concerns regarding the cleanliness, maintenance, and overall management of our building. Approximately six months ago, I submitted a complaint regarding the stairwell area, which appears to receive very little cleaning or attention. Unfortunately, no visible action or improvement has been made since then. While the swimming pool area seems to be maintained regularly, the staircase is often neglected and looks old and untidy. This is disappointing, especially considering that the building is relatively new. I would also like to highlight another ongoing issue. Some residents who walk their pets outside the building do not clean up after them, and pet waste is often left near the entrance and surrounding areas. This creates an unpleasant environment and reflects poorly on the standards of the community. I have already reported this matter to security, but I was informed that they are unable to take further action. Therefore, I kindly ask management to address this issue and remind residents of their responsibility to clean up after their pets. In addition, it is concerning that previous complaints have not received sufficient attention. Public reviews of this building and its management also reflect a high number of negative experiences. I sincerely believe that both management and the developer would benefit from reviewing their current approach and improving communication, responsiveness, and maintenance standards. I hope these concerns will be taken seriously and that appropriate action will be considered”

“Any tenants planning to take apartment now, please change your decision. Apartment has many internal issues and kids play area and swimming pool is closed for more than a month due leakage. It’s not worth.”

“I had gone there to buy a 2.5 bedroom or 3 bedroom. Unfortunately no 3 bedroom units were available as all are occupied by end users. By the 3 bedroom units in Avenue 5 are nothing short of a town house. They are huge at over 2100 sqft with excellent finishing and views. All apartments have excellent quality finish and sound proofing (no outside noise enters once you close the doors/windows). Can't say that for the adjacent buildings belonging to Azizi and Danubes of the world.”

“The location for avenue residence 5 is always pointing to 5th avenue. The Pin drops also dont work. All our deliveries are sent to the wrong address and we need to drive to 5th avenue to pick up the parcel. Can you fix this with google maps? It’s frustrating.”
