“One of my favorite hotel apartments in Mankhool. Location is very good and view of Burj Khalifa from hotel balcony is awesome. Entire sheikh Zayed road view is relaxing. But it will cost you more as comparing other hotel apartments…..”

“My personal experience with Golden Sands 14 was extremely disappointing. Due to financial difficulties, I had to leave my apartment before I could remove my belongings. My possessions remained in the building after I moved out. After I settled all outstanding payments and returned to collect my belongings, I discovered that they were no longer there. I was informed that the company’s Egyptian lawyer, Mansour, had sold them, even though I believed there was no authorization from RDC to do so. Unfortunately, I could not afford to pursue legal action in the Dubai courts, so I had no choice but to accept a very small amount of compensation. I felt that no one took responsibility for what happened, and I was left deeply disappointed by the way my case was handled. Based on my personal experience, I would strongly advise others to be very cautious before renting here. Don’t let a friendly appearance or polite behavior influence your decision. Whatever your nationality, make sure you fully understand your rights and get everything in writing.”

“I stay in this building and I love it there for everything, kids 2 playzone, proper work space, pool, maintenance all around, only concern with security it should be tightened more and shouldn't allow a single person without screening or register entry from backend and front end”

“Staying here felt like a mix of comfort and small but noticeable frustrations. The property is modern and well designed, with spacious apartments and amenities like the pool and gym that are pleasant to use. From some areas, you can even see the Burj Khalifa, which adds to the overall appeal. The security team was consistently polite and attentive, which made the building feel safe and well organized. On the other hand, interactions with management felt impersonal. Communication was very rigid, and responses often seemed scripted rather than solution-focused. Some amenities advertised for kids were not always accessible, which was disappointing over time. Because of this, the atmosphere occasionally felt closer to a hostel than a family-oriented residential property. The place has good potential, but a more flexible and resident-focused management approach would make a noticeable difference.”

Some units even have views of the Burj Khalifa, which adds to the appeal. The security team deserves credit for being polite and attentive, creating a sense of safety from day one. That said, the experience with management was disappointing. Communication is rigid, responses feel scripted, and policies seem to change without notice. Several amenities advertised for kids were rarely available, which was frustrating over a longer stay. At times, the approach felt closer to a hostel than a family-oriented residence, despite the premium positioning. The place has strong potential, but better management strategies and consistency would make a real difference.”
