Bur Dubai is the older half of the city on the western bank of the Creek, facing Deira. It takes in Mankhool, Al Raffa, Al Souk Al Kabeer, Oud Metha and Umm Hurair, mixing the heritage streets of Al Fahidi with dense apartment blocks. BurJuman, ADCB and Sharaf DG stations put most of it within reach of the metro.
Rents sit well below the newer districts and everything is close: souks, clinics, schools, the abra crossing to Deira. That density is also the problem. Streets are narrow, on-street parking is fought over, and much of the housing stock is decades old. How well a building has been maintained matters more here than where it stands, which is what the ratings below track.
