What one reviewer said

“In Dubai, first time to see a Villa community charge visitor parking fees, and rules 1 day can only visit our friend 1 time , 1 time can not over 3 hours? This is Prison or what?We are not using any common area for parking, why has such parking fees? And why can not provide receipt or invoice after pay? By the way,the night security Mohammad is really rude. What's even more outrageous than charging for parking is his attitude when talking to people.”

“I visited 180 Degree Villa while going to a friend’s house and also because I was interested in renting a villa there. I stayed in the community for almost a month, so I got a good idea of how things are. During rainy days, I noticed flooding in many villas, which is a serious issue and shows poor maintenance. Management doesn’t seem to handle these problems properly. Another thing is they charge visitors for parking even when you are coming to see a tenant, which doesn’t make sense. From what I saw, most of the time visitors are sent with security guards to view the villas. I hardly saw any proper staff involved in showing or explaining the properties. Overall, based on my experience, I wouldn’t recommend this place”

“180 Degrees Villas – A Masterclass in Mismanagement. Tenants Beware. I was prepared to sign a lease for a villa at 180 Degrees — until I saw just how appalling their process and policies truly are. I walked away, and I strongly urge anyone considering this place to think twice before committing to this trap. Let’s break it down: The guest parking policy is frankly insulting. Tenants are expected to pay for guest parking even when their villa includes a second, unused designated spot. This creates an unwelcoming and impractical living environment. We raised the issue, and management showed no flexibility, no empathy, and no regard for basic customer service. To make matters worse, this policy was not communicated upfront. The agent only admitted to it after we brought it up ourselves — a clear lack of transparency that further erodes trust. The community is visibly empty. At the time of our visit, less than 50% of the villas were occupied. It’s not hard to see why — between the aggressive financial demands, the absurd policies, and the dismissive management, it’s clear most tenants are choosing to stay away. That in itself should be a major red flag. Management is rigid, arrogant, and disconnected from reality. If this is how they treat potential tenants, imagine the uphill battle once you’re locked into a lease. Dubai has no shortage of high-quality, tenant-friendly communities. 180 Degrees Villas is not one of them. The mismanagement here is systemic. Avoid at all costs — and save yourself the stress, wasted money, and regret.”

“As a tenant, I was pleased with the family oriented community lifestyle , great gym , pool and facilities. The Carefourre was convenient too. My dealings with management has been very positive , with their office located within the compound.”

“Disappointed with Unreasonable Policies and One-Sided Management After paying AED 250,000 to live at 180 Degrees Villa, I expected a standard of service and fairness that reflects the norm in Dubai. Instead, tenants are subjected to ridiculous policies, the worst of which is charging AED 10 per hour for guest parking. Asking residents’ visitors to pay just to park is unacceptable and not reflective of practices at other high-end communities in Dubai. On top of that, the contract is entirely one-sided. Tenants are penalized for the smallest issues, while management holds no responsibility when they fall short. There's no balance, no fairness, and no accountability—just a constant sense that tenants are being taken advantage of. This kind of treatment does not match the premium price tag. I strongly do not recommend 180 Degrees Villa to anyone expecting professionalism, hospitality, or basic respect as a tenant.”

“1. Poor construction quality, with unfinished exterior cracks. 2. Bad-smelling, dirty water—fixes attempted but unsuccessful. 3. Door issues. 4. Paid parking—only two cars allowed for a five-bedroom villa, extras cost extra. 5. Management ignores complaints but responds quickly to rent payments.”
