Liwan is a Dubai Holding development on the eastern side of Dubailand, next to Dubai Silicon Oasis and Academic City. It was launched in 2006 and covers about 13 million square feet. The built part is dense low and mid-rise apartment blocks, Queue Point being the largest cluster, with layouts from studios up to four-beds.
Rents are among the lowest in the city, which brings students, young families and people working in Silicon Oasis or Academic City. The blocks went up quickly and stand close together. Parking, lifts and maintenance are the recurring subjects among residents, road access into the cluster is limited, and there is no metro anywhere near.
