Azizi Riviera Azure is a 12-storey apartment building in Meydan, Dubai. Dubai Land Department files first list it in 2022. It has 4 lifts. Shared facilities include a swimming pool and a gym. Within 800 metres there are 18 parks and gyms, 4 places to eat and 2 schools and nurseries. On foot it rates as mostly car-dependent. Registered rents start around AED 61k a year for a studio.
“Living at Azizi Building has been incredibly frustrating. The fire alarm is constantly ringing, the ventilation issues have never been fixed, and the walls are so thin you can hear everything from your neighbors. Management has completely ignored all complaints, even after emails and involvement from Dubai Municipality. To top it off, a part of my ceiling actually COLLAPSED after a neighbor slammed a door. It’s a serious safety concern, and management just doesn’t care.”

Each card is a real, public Google review of this residence, sorted into our ten questions – answered only where the reviewer said something, and marked “Not answered” where they didn’t. “Living in Azizi Riviera is Terrible
I have been living in Azizi Building 45 for the past two years, and the water maintenance situation has been completely unacceptable.
For two years, there have been constant "maintenance" works, yet the problems never seem to be fixed. It honestly feels like the issues are being covered up rather than properly resolved.
Today was the worst example. The building was left without water for approximately 15 hours. Leaving hundreds of residents without water for an entire day is simply unacceptable. Even worse, there was no reminder on the day of the interruption. A notice was sent last week, but expecting residents to remember a single announcement days later without any follow-up is poor management.
What is even more frustrating is that this is not an isolated incident. After two years of repeated maintenance, the same problems continue. Even on normal days, the water supply regularly stops every 10 minutes for around 5 minutes. This has become part of daily life, which clearly shows that the maintenance is not solving the underlying issue.
Many residents share the same frustration. At the very least, the water could have been restored for a few hours during such a long interruption instead of leaving everyone without basic access to water for 15 hours.
After two years, I have lost confidence in the building's maintenance and management. Residents deserve proper communication, competent repairs, and reliable access to such a basic necessity. Unfortunately, my experience has been the exact opposite.”

“The worst building management service ever, The corridor Ac been under maintenance for the past 6 month . Corridors full of garbage and bottle water. An old building in Deirah is cleaner than here. Don’t waste your money to pay rent or buy anything in this area”

“The community offers good infrastructure with plenty of restaurants, cafés, supermarkets, and barbers nearby, making daily life very convenient.
Constant foot traffic and noise, especially late at night at the first floor (community area). There is frequent disturbances with people passing by, talking loudly, and sometimes even shouting until around 3–4 AM. Most people are absolutely disrespectful here.
Additionally, the building seems to have relatively thin walls, so noise from neighboring units can be heard more easily than expected.
The gym is small but ok, quite limited in terms of equipment, and it feels like space for additional machines could have been used better.
Outside of the community, the surrounding area is less appealing, with large main roads and little atmosphere. Also, if the overall environment and the type of residents around you matter, this place might not be the best fit.”

“I never imagined I would be forced to leave my own apartment, but that is exactly what happened at Azizi Riviera, Meydan.
This apartment became unlivable due to a severe and ongoing rodent infestation. We have caught more than 15 mice and 2 rats, 6 of them inside the apartment itself. This is not a one-off issue — it has been happening repeatedly for over a year.
Rats and mice were:
• Living in the ceiling
• Entering from the balcony
• Coming through ceiling openings
• Leaving droppings inside the apartment
• Even emerging from bathroom drains
Despite endless complaints, follow-ups, and reassurances, Azizi management failed to provide any permanent solution. Every time they claimed the issue was fixed, another mouse appeared. The problem was never resolved — only ignored.
The situation became so bad that I was forced to vacate the apartment for my own safety and health. I had no choice but to move out and pay additional costs to find temporary accommodation elsewhere. Losing my home because of rats is something no resident should ever experience.
What makes this worse is the complete lack of accountability from management. This goes far beyond normal maintenance — it reflects poor construction quality, serious building defects, and total management negligence.
Azizi Riviera markets itself as a modern, high-quality development. The reality is rodents, broken promises, and zero responsibility.
If you are considering buying or renting here, think very carefully. No apartment is worth living in fear of rats in your ceiling and walls.
Extremely disappointed.
Would never recommend.”

“I have dealt with many developers in the UAE and invested with several of them, but I have never found — and I don’t expect I ever will find — a worse company than Azizi Developments.
I have never experienced dealing with employees who all seem trained to disrespect clients, lie, and promise things that will never be delivered. The only thing that matters to them is the commission.
As people, they do not seem to care how many lies they tell, how much damage they cause, or the extent of the harm they inflict on buyers and investors. And once you try to question them or follow up on your issues, they simply stop responding — because the commission is already in their pockets.”
