“A terrific building and property made miserable by low civic sense among some families and inconsistent property management. Banyan Tree is a luxury apartment community with high-quality construction, beautiful landscaping, extensive green space (rare in JLT), and on-site massage. It is beautiful to walk the outdoor area and observe the collection of plants and trees dotting the perimeter of the grounds. Sadly this all overshadowed by resident behavior in common areas, with families screaming through the hallways and lobby at virtually all times. Imagine hearing an ear-piercing shriek every five minutes that you can hear clearly while trying to enjoy the peace of your apartment after a long day. Even worse, consider that property management will do next to nothing about it. The noise continues in the hallways, in the lobby, and in the grass lawn, and pool area. Inconsiderate parents with little common sense or respect for their fellow residents with their kids screaming or driving toy cars throughout the lobby. Its truly unfortunate property management refuses their responsibility to ensure quality of life for owners and residents in the building, allowing a minority of the residents to disturb the rest and turn the property into a zoo. Despite its positives, I would avoid. Especially for single people and couples without children.”

“Canary club is making it hell, you cannot sleep until 2 am, the music is extremely loud as if you're at the club, we can hear it on the 13th floor! There are a lot of issues with maintenance, the pool tiles are broken, even the lights are coming off which is extremely dangerous and a lot of other stuff that don't get fixed. The management is horrible, such a shame as it was a good building when the developer was managing it.”

“DO NOT rent a low-floor apartment facing Canary Club. The music on Thursday-Saturday evenings from October to May (outdoor rooftop terrace) between 8pm-1am, is UNBEARABLE. The building management will not do anything about it and Canary Club does not seem too bothered either, as nobody will hold them liable. I’m surprised nobody has ever mentioned this issue on here before. I'm reaching the end of my 1-year lease and am moving out because of this noise issue. Otherwise, it's a great building: nice pool, well equipped gym, no ventilation/smell issues, nice parking, and extremely friendly/helpful staff at the reception.”
