Security & Safety Breach:

Health Hazards:
The A/C ducts are shared between apartments, and my unit is constantly filled with cigarette smoke from other units, including in my hallway and bedroom. This is not only unpleasant but a major health risk.
Mold in Air Ducts:
Upon inspection, the ducts were found to have visible mold. This is an extreme health hazard and a sign of long-term poor maintenance.
Structural Damage & Shocking “Fixes”:
The ceilings have broken walls and large holes through which you can hear water sloshing from the apartment above. When the maintenance technician came, he said, “We can fix it with thermocol.” I was shocked. Thermocol is flammable, poses a serious fire hazard for the entire building, and provides no structural support or integrity.
Total Lack of Accountability:
Despite multiple formal complaints to DAMAC, facility management, and building security, no one has taken ownership or implemented a permanent solution. Technicians come, acknowledge the problem, and leave without action.
I have documented these issues extensively with photos. Please save your money and your health. This building markets itself as a reputable DAMAC property but is in reality plagued by security failures, indoor air contamination, structural hazards, and a complete lack of proactive maintenance.”

“This happened on Sunday morning 5:50am, and this is not just one time, this is on regular basis, we get fake alarms on any random time of the day and that too multiple times a week, really the worst service ever.”

“I had the worst experience in 24 years of renting. They charged me three times in one year for outdoor AC unit maintenance AED 650 each time. There's also a AED 150 fee for any maintenance visit. Be cautious, when you move out, they'll charge you for existing dents on the old fridge, full paint for invisible wall scratches, balcony grouting, curtain laundry, rust on the toilet door, and even for keys I already returned.
It's clear their maintenance team is out to rip you off. Don't expect to get any of your security deposit back; they'll even impose daily rental charges for any issues not fixed within two days. Save yourself the trouble and find a different place.
One more thing, the building infested with cockroaches.”

“All the corridors, elevators, common areas not well maintained. The walls are dirty and cracked. LOAMS doesn't care and takes no action to maintain the building nice and fresh. All the Lincoln park buildings need a good refresh, repaint, fix the elevators ect.”

“I like the building and the area, it’s located in a good spot in Arjan, very close Dubai Hills Mall. It’s a good community, and has good amenities.
Studios are big and comfy.
Security is doing their job and keeping the building safe and secure.”
