“I moved into a Dubai Hills apartment a few months ago expecting the premium quality Emaar is known for. Instead, I've been left disappointed. The building was completed in 2023, yet I've already dealt with a broken exhaust system, ventilation issues causing persistent bad smells, mould, and poor build quality. The lightweight gypsum partition walls have very poor sound insulation (the whole flat is built of gypsum walls), and the windows do little to block noise. With construction happening across Dubai Hills, it's noisy almost all the time. Customer service has been equally frustrating. Even simple requests take weeks to resolve. A parking access card required registering through the Emaar One app, which had a bug, and it still took almost two weeks of emails before the issue was fixed. The parking design is another disappointment. Executive Residence 1, Executive Residence 2 and Park Ridge Tower C all share one basement, meaning some residents have a long walk just to reach their lift. Maintenance support has also fallen well below expectations. In my experience, many apartment issues effectively become the tenant's/owners responsibility, even in a building that's only a few years old. The introduction of cooling charges has also been disappointing. Emaar was marketed, sold and associated with chiller-free living, which is not true anymore. The community itself is beautiful, but the apartments and after-sales support don't reflect the premium prices or Emaar's reputation. If a building completed in 2023 already has these kinds of problems, it genuinely makes me wonder how it will perform in another 5 - 10 years. Based on my personal experience, you're paying for the location and the Emaar name far more than you're paying for build quality or customer service.”

“If you can do not ever consider moving to Dubai Hills. Worst community i ever seen. One of a few buildings i will not be missing in Dubai. People commented about quality and i can confirm this. This is the most cost efficient one from Dubai Hills, so you cannot have too high expectation. I could raise many arguments around security and housekeeping. Overall i dont recommend it. Park is great addition, so enjoy it as much as you can. Bad experience with landlord who prolonged deposit refund without a cause. My advice is to include in rent contract when deposit has to be returned, otherwise you can wait for ages. I feel free person after leaving this place-very weired but honest feeling”

“Great building with its own private entrance to the park. Grocery stores are nearby, as well as coffee shops . A pharmacy is also very close. I had a very good landlord and a lovely 1 bedroom apartment on a low floor — and yet, it was still very quiet. Dubai Hills is truly one of the best locations in the city. Park Ridge is a well-maintained, high-quality building.”

“I’ve never had a single issue - not with the building, nor with the apartment. EMAAR looks after its property, the security is always polite and respectful. Impossible to find similar area like Dubai hills, while Park Ridge allows for direct access to the jewel crown of the area - its Park! Gym is nice by the way)”
