Dubai Hills Estate is an Emaar and Meraas development of about 2,700 acres, laid out along Al Khail Road and Umm Suqeim Street between Downtown and Al Barsha. An 18-hole golf course runs through the middle. The apartments are in mid-rise clusters such as Park Heights, Acacia and Mulberry; villas and townhouses sit further in, in Sidra, Maple and Golf Place.

It has what new districts usually lack: a mall, a large park, a hospital and schools inside the boundary. That is priced in, and it is one of the more expensive places on this list. There is no metro station, so everything is a drive, and parts of the estate are still under construction with the traffic that brings.

How the Dubai Hills Estate ranking is built

Residents answer the same ten questions about daily life at home, and tens of thousands of public reviews of the same buildings are sorted into those same ten questions. A resident’s answer outweighs a visitor’s; padded stars and review farms are stripped before anything is counted. What survives becomes one score out of ten, comparable across every building in Dubai. The full method.
